About The Position

The HVAC Technician is responsible for the proper operation, troubleshooting and maintenance of all HVAC systems at the assigned commercial properties (office, retail, industrial). This includes chillers, cooling towers, fans, pumps, motors, heat exchangers, RTU’s, ancillary support equipment, water treatment, controls, and building automation systems.

Requirements

  • A minimum of 3 years’ experience, including working knowledge of commercial office building systems.
  • Ability to work independently is a must.
  • Training/certification in HVAC systems and/or job-related experience.
  • Solid working knowledge of commercial building systems including: boilers, heaters, chillers, pumps, refrigerant systems, air handlers, variable air volume units, compressors, plumbing, fire suppression, smoke control, elevators, emergency generators, building security, energy management systems, etc.
  • Valid driver’s license and satisfactory driving record is required.
  • Excellent communication skills and commitment to providing excellent service to tenants, clients, vendors and co-workers.
  • Technical and problem-solving abilities including those related to mechanical controls and Building Automation Systems.

Responsibilities

  • Perform routine preventative maintenance on all HVAC equipment at the assigned properties.
  • Respond to all HVAC trouble calls in a timely manner; diagnose HVAC issues and perform necessary repairs to ensure efficient operation and temperatures throughout the property.
  • Apply working knowledge of HVAC systems and central plant operations to improve operating efficiency and maximize tenant comfort.
  • Complete scheduled preventative maintenance tasks and report deficiencies to property management team and supervisor.
  • Be proficient ¡n the functionality of the BMS/EMS and understand the sequences required for proper building, equipment and system operations.
  • Maintain HVAC equipment on an ongoing basis as part of the facility’s preventive maintenance program.
  • Participate in 24/7 On-Call rotation as directed by supervisor.
  • Maintain accurate records for all assigned service requests in accordance with building and company policies.
  • Project a positive attitude and appearance at all times.
