About The Position

The primary function of the HVAC Technician is to perform highly skilled maintenance, service, repair and troubleshooting work involved with industrial HVAC systems. HVAC work may be performed in a number of areas including but not limited to; heating, air conditioning, refrigeration and large facility equipment operation. Work involves the technical application of HVAC principals to control systems and a laboratory research environment. Understanding of basic electrical and wiring in a commercial building setting. Possess the skills to safely work with different voltages (24VAC,120VAC, 277VAC, 480VAC, DC voltages) and be able to implement all necessary safety procedures. Education/Experience Requirements: Associates degree or completion of an HVAC apprenticeship. HVAC Journeyman License. EPA Universal Certification. 10+ years in industrial or commercial HVAC service. Basic electrical and wiring skills. Demonstrable ability to troubleshoot chiller plant issues. Knowledge of: Applicable safety practices and regulations used in HVAC activities; Methods, materials, equipment, and tools used in HVAC maintenance and repair functions; OSHA, Best Practice Safety Standards, and applicable EPA compliance; Duct, VAV boxes, AHU, FEF, Boilers, BAS Control System, static pressure; Building drawings and blueprints; Computer equipment/systems, i.e., MS Office and online work order systems. HVAC III mechanic must be able to be on call and work evenings and weekends, if needed. Regular attendance is essential. Ability to: Troubleshoot, diagnose, and perform maintenance and repairs; Understand and follow instructions and communicate effectively; Manage time and meet deadlines; Document repairs and other information in a CMMS application; Be creative, developing solutions and recommendations; Work independently or as part of a team.

Requirements

  • Regular attendance is essential.

Responsibilities

  • Maintains a safe work environment by adhering to all safety protocols and Standard Operating Procedures (SOPs) and wearing protective equipment as required
  • Responds to work requests by performing and completing general facilities repairs in a timely manner.
  • Provide maintenance, service repairs and technical operations of heating, air conditioning and ventilating systems (large chillers, CW pumps, boilers, piping and valves, growth chambers, and lab equipment) in an effective and efficient manner
  • Respond to service requests for HVAC repairs in tenant spaces
  • Provide hands-on service and maintenance of the building HVAC systems
  • Perform preventive maintenance and routine repairs as per the manufacturer's maintenance instruction manual; annual, semi-annual, quarterly, monthly, weekly and daily
  • Interact and cooperate effectively with tenants, contracted services personnel, and building staff
  • Assist in maintaining up-to-date files, equipment specifications, and maintenance logs as they pertain to HVAC and Mechanical equipment.
  • Inspect buildings, equipment, and grounds to determine HVAC conditions needing maintenance and repair work
  • Utilize portable power tools, specialized tools, and standard hand tools
  • Manually update building drawings when modifications have been made and coordinate electronic updates with CAD tech
  • Estimate and record time and material needed and used for work assignments
  • Request for needed tools, equipment, supplies and materials to perform assigned tasks
  • Monitor expenditure of supplies and control inventory of equipment and tools
  • Respond to emergency repair requests
  • Any duty assigned by your supervisor within your expertise and scope of job duties
