The HVAC Technician (HVAC Mechanic) is responsible for the maintenance and repair of HVAC and electrical equipment located in the interior and exterior of buildings. This role involves installing, repairing, and maintaining mechanical/electrical operating equipment and machinery, as well as the operation, repair, and maintenance of utility plant equipment and associated systems. The technician will regularly conduct routine assessments of building systems operations, perform tests, rounds, and analyze data to ensure proper functioning of departmental equipment, and monitor the operation of all mechanical and electrical operating equipment.

  • Maintains equipment by tightening fittings, repacking bearings, replacing packing glands, gaskets, valves, recorders, and gauges, and cleaning or replacing burners or other components, using hand tools and power tools.
  • Installs, maintains, and repairs commercial HVAC systems including chillers, boilers, rooftop units, air handlers, and building automation systems in office buildings.
  • Diagnoses system malfunctions and equipment failures using diagnostic tools, gauges, and computerized control systems to identify root causes and implement effective solutions.
  • Performs preventive maintenance tasks such as filter changes, belt inspections, lubrication, calibration of controls, and seasonal system startups/shutdowns to ensure optimal performance.
  • Reads and interprets technical documentation including blueprints, schematics, manufacturer specifications, and building automation system interfaces to execute work orders accurately.
  • Ensures compliance with safety protocols and regulations including EPA refrigerant handling requirements, OSHA standards, and local building codes while maintaining proper certifications.
  • EPA Universal certification.
  • Minimum of sixteen (16) hours of continuing education annually from a NATE, HVAC Excellence, or UA Star recognized provider program.
  • One (1) or more of the following certifications: North American Technician Excellence (N.A.T.E.) HVACR Service Technician Certification, HVAC Excellence Professional Level Certification, or UA Star HVACR Mastery Certification.
