About The Position

Performs highly skilled work in the installation, maintenance, servicing and repair of utility systems to include heating, ventilation and air conditioning (HVAC). Work may also involve general maintenance repair work. May serve as lead worker for a group of building trades employees. Employees at this level perform work independently on assignments; however, all unusual issues are referred to the supervisor.

Requirements

  • High School Grad or Equivalent in general high school studies.
  • 4 years of experience in installation, maintenance and repair of heating, ventilation and air conditioning systems, including 2 years of large system, maintenance, and repair of HVAC chiller systems up to 499 tons or larger and in the installation, operation, maintenance and repair of heating water or domestic hot water boiler systems that are up to 1,750,000 Gross BTU/hour-output or larger.
  • Valid driver’s license. This position requires driving a state vehicle.
  • EPA Refrgnt Handlng Cert Typ 2
  • HVACR Contrctrs Lic -Class B
  • Extensive knowledge of: Methods and procedures used in building maintenance and repair Utility systems including heating, air conditioning, electrical wiring and plumbing Methods and materials used in HVAC work Tools and equipment used in building maintenance and repair
  • Considerable knowledge of: Applicable computer systems and applications
  • Proficient skill in: Using, maintaining and repairing of tools and equipment of the trade Monitoring the status and progress of projects Leading, assigning, reviewing, and monitoring the work of others Coordinating labor, materials, and equipment Prioritizing and organizing work assignments Training in a classroom, office, or field environment Using computers, applicable programs, applications, and systems Repairing and maintaining of buildings, utility systems and related equipment
  • Ability to: Follow applicable safety standards, practices and procedures
  • Must pass a drug test prior to employment for safety impact positions.
  • This position is part of a 13-member rotational on-call team. Once every thirteenth week, the selected individual will be on call for a seven-day period.

Nice To Haves

  • Experience in operation, maintenance, and repair of HVACR systems.
  • PREFERRED experience in operation, maintenance, and repair of Building Automation systems (Experience can be satisfied by full time or prorated part time equivalent). Related college education or relevant technical training may be substituted for experience on a year per year basis.

Responsibilities

  • Enters work order information and tracks projects in the Automated Software System and orders materials and equipment.
  • Inspects completed jobs for quality control.
  • Performs periodic preventive maintenance on heating, ventilating, air conditioning, electrical and/or plumbing systems.
  • Trains other mechanics in building trades.
  • Recommends equipment specifications.
  • May serve as a lead worker by serving as a resource for complex questions; presenting workflow and operational updates to the supervisor/manager; providing input on team members' career conversations; and approving leave requests to ensure operations coverage.
  • Repairs or replaces defective HVAC Chiller equipment (up to 499 tons).
  • Repairs or replaces defective boilers up to 1,749,000 BTU/hour-output.
  • Maintains, repairs and services air conditioning/heating units and ventilation systems.
  • Performs general building maintenance and repairs.
  • Performs weekly walk-through of buildings to inspect operation of utility systems and related equipment.
  • Plans and coordinates to determine best methods and materials for fabrication, maintenance, repair and finishing projects, including services provided by outside vendors.
  • Provides estimates of time and materials needed for each assignment.
  • Repairs HVAC electrical control systems.
  • Discusses heating or cooling system malfunctions with users to isolate problems or to verify that repairs corrected malfunctions
  • Adjusts system controls to settings recommended by manufacturer to balance system.
  • Recommends, develops, or performs preventive or general maintenance procedures, such as cleaning, power-washing, or vacuuming equipment, oiling parts, or changing filters.
  • Assembles, positions, and mounts heating or cooling equipment, following blueprints or manufacturer's specifications.
  • Observes and tests system operation, using gauges and instruments.
  • Schedules work with customers and initiate work orders, house requisitions, and orders from stock.
  • Estimates, orders, picks up, delivers, and installs materials and supplies needed to maintain equipment in good working condition.
  • Reads blueprints to determine location, size, capacity, and type of components needed to build refrigeration system.
  • Prepares and maintains logs, reports, or other documentation of work performed.
  • Performs other job responsibilities as assigned.
