Applications must be received prior to 11:59 p.m. MINIMUM QUALIFICATIONS: Education and Experience: Three years of HVAC work experience Substitutions: Appropriate education or successful completion of a formalized apprenticeship program will substitute for the required experience on a year-for-year basis. Proof of this substitution must be submitted at the time of application. Physical Plant Services supports the educational and public service programs of Fort Lewis College through the delivery of effective operational support, maintenance services and the management of the College’s facilities. The services are coordinated through the Service Center and are accomplished by Custodial Services, Electrical and Electronic Systems Maintenance, Grounds and Equipment Maintenance, Mechanical Systems Maintenance, and Structural Maintenance. The Project Management work unit plans projects and provides design and construction management services to support the facilities improvement and construction program. The Mechanical Systems Maintenance work unit is responsible for the maintenance, repair, improvement, and installation of plumbing, heating, refrigeration, and ventilation at Fort Lewis College. The primary purpose of this work unit is to provide services and ideas that will create the best possible environment for teaching and learning at Fort Lewis College.

Requirements

Responsibilities

  • Monitors and operates campus mechanical systems.
  • Utilizes the campus building energy management system to monitor the operation of building HVAC systems, refrigeration systems, central heating and cooling plants and the campus swimming pool.
  • Installs, replaces, repairs and maintains all mechanical systems and equipment including boilers, chillers, cooling towers, refrigeration equipment, pumps, fans, air handlers, filters, air compressors, water heaters, and furnaces.
  • Monitor, adjust, program, and troubleshoot the campus’s two building automation systems (BAS).
  • Installs, calibrates and adjusts control systems and related sensors, operators, actuators, etc.
  • Investigate complaints about improper space temperatures or indoor air quality and takes appropriate action as necessary to correct the situation.
  • Replaces seals, packing, bearings, belts, couplings, etc.
  • Operates and chemically treats cooling towers and central chilled water plants.
  • Winterizes cooling towers and returns to operation in the spring.
  • Service, repair and install kitchen equipment, exhaust hoods, cookers, dish washers, gas appliances, etc. in commercial dining hall and residential apartments.
  • Performs preventative maintenance tasks on all mechanical systems.
  • Follows EPA regulations when handling refrigerants and servicing refrigeration equipment including maintaining accurate records of usage.
  • Operates and services pool equipment including pumps and filters.
  • Monitors and adjusts chemical treatment in the swimming pool, glycol systems and cooling towers.
  • Adjusts and adds chemical as necessary to maintain the proper level of treatment.
  • Uses basic computer skills to check and reply to emails, enter hours on time sheet and uses basic data entry skills when accessing TMA.
  • Utilizes the Physical Plant computerized work order system, (TMA), for all work that is requested or completed.
  • Required to check the TMA scheduler for new work orders throughout the day.
  • Unassigned work orders are to be prioritized and appropriately addressed.
  • Track all labor and materials.
  • Close all completed work orders daily.
  • Makes comments, within the work order (results section), so customers can access this information and determine the status of their work request.
  • Insure that any information entered into the work order system is up-to-date and correct, so when reports are generated from that data it represents the best information available.
  • Orders materials and supplies necessary for the repair and operation of mechanical systems and services listed above.
  • Reads and interprets blueprints, wiring diagrams, schematics, parts diagrams, test and balance reports, etc. to perform the job properly.
  • Inspects the work of contractors working on the Fort Lewis campus.
  • Observes equipment tests performed by contractors.
  • Performs other duties as assigned.
  • Assist with snow removal.
  • Assist in setting up special events.
  • Assist with emergencies.
  • Assist other trades when necessary.
