What this job involves This position focuses on maintaining, troubleshooting, and repairing HVAC and Refrigeration equipment across multiple buildings in a Campus setting. You'll spend a significant portion of your time performing hands-on technical work requiring expertise in HVAC-R systems maintenance in a life sciences environment. While significant site-specific training will be provided, you must be familiar with Building Automation Systems (BAS), Computerized Maintenance Management Systems (CMMS), and blueprint reading to complete assigned tasks effectively. As part of a shift rotation, you'll participate in on-call coverage and respond to emergency situations, as needed. What your day-to-day will look like Monitor operation of refrigeration, HVAC, centrifugal chillers, cooling towers, VAV systems, and related equipment Respond immediately to system alarms, troubleshoot issues and take appropriate corrective action Log complaints, status updates, and follow-up actions in CMMS database Analyze system operations to determine causes of problems, make adjustments to mechanical systems and implement solutions to ensure optimal operation Perform preventive maintenance on building and critical system equipment Install and repair piping, valves, filters, hot water systems, and HVAC units including package units, mini-splits, actuators, and VAVs Service water heaters, motors, heating units, pumps, and air compressors Rebuild heat exchangers and replacing bearings and seals in equipment Install and repair Check CMMS for new service requests and respond promptly Record system readings and document all maintenance activities in CMMS database Report equipment conditions to Management Assist other technicians with major repairs and maintenance tasks Ensure safe handling of refrigeration and other compressed gases Maintaining accurate records of materials, labor, and costs in the work order system Keeping work areas clean and returning tools to proper storage locations Repair/Correct alarm condition, if possible, otherwise start follow-up trail for each alarm. You are responsible for all alarms that occur during your shift when on the On Call schedule. Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, Centrifugal Chillers, Cooling tower, VAV systems, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required. Inform upper management about equipment conditions. Perform preventive maintenance on all base building and critical system equipment which includes but not limited to: assemble all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean-up of work area, completing the work order task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to your supervisor. Install and repairs HVAC units, like package units, mini splits, actuator, VAVs water heaters, motors, heating units etc. Install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other technicians and operators with major repairs and maintenance of building and equipment. Inspect, repairs, and maintains electrical controls, switching and motor controls. Complies with departmental policy for the safe handling of hazardous materials. Ensures that all appropriate R&M data (i.e. material costs, contract labor costs, Jones Lang LaSalle effort, etc.) is captured on a work order. Maintain compliance with the JLL ESCP audit

Requirements

  • High school diploma or state equivalent required
  • Ability to communicate well in both oral and written reports
  • Knowledge of OSHA standards and local codes
  • Proficient with computer-based systems and programs, including Microsoft Office and Outlook
  • Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle
  • Able to work in close places such as closets, crawl spaces, attics, vaults, etc.
  • Able to work on roofs of buildings
  • Massachusetts Refrigeration Technician License (active)
  • 2 years of related trade schooling or equivalent
  • Minimum 3 years’ experience working with HVAC/mechanical systems
  • Strong troubleshooting skills for HVAC and refrigeration equipment
  • Skill in operating electric hand tools and required technical equipment
  • Valid driver's license
  • Ability to communicate effectively in oral and written formats
  • Physical ability to work in confined spaces (closets, crawl spaces, attics, vaults)
  • Capability to work on building roofs
  • Ability to frequently bend, twist, reach, and lift up to 50 lbs
  • Willingness to participate in on-call rotation

Nice To Haves

  • Massachusetts Refrigeration Contractor License
  • EPA certification for handling refrigerants
  • Experience with centrifugal chillers and cooling tower systems
  • Knowledge of Building Automation Systems (BAS)
  • Experience with Variable Air Volume (VAV) systems
  • Familiarity with Computerized Maintenance Management Systems (CMMS)
  • Ability to read and interpret mechanical blueprints and schematics
  • Experience with commercial boiler systems
  • Background in commercial or industrial building maintenance
  • Knowledge of energy conservation practices for HVAC systems
  • Experience with emergency power and backup systems

Responsibilities
