About The Position

Sharpline Communities is hiring a skilled HVAC + Property Maintenance Technician to join our team. This hybrid role is ideal for a technician with deep HVAC expertise who is also capable of performing general property maintenance tasks and make-readies. The successful candidate will play a key role in maintaining a safe, functional, and high-quality living environment for our residents while supporting community upgrades and daily operations.

Requirements

  • Minimum 3 years in HVAC (residential or multifamily); 3+ years in general maintenance or unit turns
  • High school diploma or equivalent; technical training or trade school preferred.
  • EPA Certification required (Type II preferred); HVAC certification a plus.
  • Proficiency in HVAC systems, general maintenance, plumbing, electrical, appliances, and light construction.
  • Able to lift 50 lbs., climb ladders (up to 30 ft), kneel, bend, work in confined spaces, and tolerate extreme weather conditions.
  • Strong interpersonal skills with the ability to communicate clearly with residents and team members.
  • Valid driver’s license and reliable transportation. Must be available for on-call duties and some weekend work.

Responsibilities

  • Install, maintain, and repair HVAC systems including air conditioners, furnaces, heat pumps, and ventilation equipment.
  • Diagnose and troubleshoot HVAC issues; perform repairs or component replacements as needed.
  • Conduct preventive maintenance to ensure optimal system performance and efficiency.
  • Ensure compliance with all local, state, and federal HVAC regulations and codes.
  • Maintain detailed records of all HVAC service and repairs.
  • Respond to resident work orders and complete general maintenance repairs including plumbing, electrical, appliances, painting, and carpentry.
  • Complete unit turns and make-ready tasks including punch-outs and refurbishing.
  • Perform regular building inspections and preventative maintenance.
  • Maintain organized inventory of tools, supplies, and equipment.
  • Prepare and submit maintenance reports and documentation accurately and on time.
  • Communicate effectively and professionally with residents, staff, and supervisors.
  • Perform additional duties as assigned by the Maintenance Supervisor or Property Manager.
