The community offers an all-inclusive lifestyle, superior hospitality, and a beautiful location. Carillon is seeking an experienced HVAC Plant Operations Technician to join their Health Center team. This role involves skilled, complex work related to the repair, maintenance, and installation of heating, ventilating, air-conditioning, and refrigeration equipment/systems. The technician will be responsible for troubleshooting and intermediate repair of HVAC equipment in apartments and public areas, as well as the overall upkeep of residential apartments and public areas through responsive, accurate, and efficient maintenance. This is achieved by performing semi-skilled tasks using general maintenance and repair techniques, materials, tools, and equipment.

Requirements

  • High school diploma/GED and targeted job related education
  • Knowledgeable and experienced working with HVAC systems
  • Holds a universal EPA Refrigeration Certificate
  • Possesses a working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances
  • Ability to effectively work with and communicate with residents and staff
  • Functions under general supervision
  • Maintains high quality standards
  • Minimum of 2 years HVAC experience in a commercial setting

Responsibilities

  • Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks, etc.
  • Performs necessary maintenance of HV AC equipment as assigned
  • Performs all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer's recommendations
  • Respond to emergency calls for system and equipment failure
  • Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information
  • Will assist other Maintenance personnel, when necessary, in the completion of various projects or repairs
  • Assists in maintaining proper levels of material/supplies for neighborhood assigned to ensure the timely and efficient completion of necessary tasks
  • Will be expected to work a reasonable amount of scheduled and "on-call" overtime as necessary
  • Performs additional duties requested by the Supervisor, Facilities Maintenance, and Dir. of General Services in order to ensure the effective and efficient operation the community
  • Attendance is essential to this job. Must also maintain dependability and punctuality as outlined in Attendance policy
  • Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and and/or gathering information required to perform job functions
  • Reports all incidents/accidents immediately
  • Reports all unsafe/hazardous conditions equipment immediately.
  • Assures that established safety regulations are followed at all times
  • Recognizes unsafe conditions and takes action or reports conditions to supervisor
  • Maintains confidentiality of all pertinent resident care information to assure HIPAA policies are followed and resident rights are protected.
  • Respects and maintains resident confidentiality
  • Follows all aspects of Standards of Conduct and Corporate Compliance
  • Utilizes proper use of body mechanics and personal protective devices.
  • Meets or exceeds internal and external customer service expectations and promotes the continuous improvement philosophy of the department and community
  • Consistently demonstrates adherence to Infection Control policies and procedures in all aspects of performance
  • Uses equipment, services and supplies in a cost-effective manner
  • Participates in quality assurance and continuous improvement programs
  • Demonstrates a positive attitude and willingness to facilitate team functioning.
