Building Management Systems (BMS) are the digital backbone of modern commercial facilities. They integrate HVAC, energy, safety, and environmental systems so buildings run smarter, safer, and more efficiently. As a BMS Technician, you’ll be the expert who makes that happen in the field. You’ll leverage tools, programming platforms, diagnostics, and protocols to keep complex systems operating at peak performance. This role isn’t about swapping filters — it’s about deploying, optimizing, and troubleshooting systems that large facilities rely on. From network controllers to software logic, you’ll lead the technical side of building automation. Requirements

  • Minimum 5 years HVAC service/installation experience with solid controls exposure (Siemens, Johnson Controls, etc)
  • Experience with building automation, DDC/BAS/BMS systems or controls logic (programming, commissioning, troubleshooting)
  • Ability to read and interpret wiring diagrams and system schematics
  • Proficiency with diagnostics tools and software
  • Strong communication and problem-solving skills
  • Valid driver’s license + reliable transportation

Nice To Haves

  • Experience with platforms like Tridium/Niagara, Metasys, Distech, Siemens, Johnson Controls, or similar
  • Understanding of BACnet, Modbus, IP networking in building systems
  • Familiarity with energy optimization and trend analysis
  • HVAC or controls certifications (vendor or industry)

Responsibilities

  • Install and configure BMS hardware and software
  • Wire controllers, sensors, actuators and ensure correct field integration
  • Commission systems and verify sequences meet design requirements
  • Modify and enhance control logic and setpoints for performance
  • Configure trends, alarms, and reporting for efficient operation
  • Validate inter-system communication (BACnet, Modbus, IP-networks)
  • Diagnose hardware, software, network, and sensor failures
  • Resolve communication errors and field device performance issues
  • Support HVAC field techs with controls-related diagnostics
  • Pull trend data and generate insights for operations and energy savings
  • Maintain accurate documentation and as-built control drawings
  • Validate compliance with safety, energy, and operational standards
  • Liaise with clients, engineers, PMs, subcontractors, and vendors
  • Train facility staff on system basics and alarm response
  • Relay field findings to engineering teams for continuous improvement
