About The Position

The Landlord Support and Housing Locator Specialist is responsible for providing excellent customer service to landlords, property managers, and clients who are enrolled in a One80 Place permanent housing program. This position will serve as the primary point of contact for responding to questions and concerns from landlords, resolving potential landlord/tenant issues, implementing engagement strategies to increase the pool of landlords willing to partner with One80 Place in providing permanent housing options for clients, retaining existing landlords, supporting housing case managers in matching clients to units and conducting housing inspections and client move in assistance. This position is funded wholly through HUD’s Supplemental NOFO. The Landlord Support and Housing Locator Specialist will dedicate 100% of their time working with unsheltered individuals and families engaged through outreach. One80 Place ends and prevents homelessness throughout South Carolina with offices located in Charleston and Columbia. This position will be based in Charleston. STATUS: Full-time, Regular/ Exempt

Requirements

  • Passionate about One80 Place’s mission to end and prevent homelessness and able to promote and communicate the mission and values of One80 Place to external and internal stakeholders.
  • Ability to operate with a commitment to safety, respect, resilience, and determination.
  • A minimum of two (2) years of prior experience in real estate, property management, sales or a related field is strongly preferred. A bachelor’s degree may substitute for two (2) years of experience.
  • Strong engagement strategies and demonstrated ability to build rapport and maintain trusting relationships.
  • Excellent written and verbal communication skills.
  • Ability to multi-task and strong organizational skills. This includes attention to detail, problem-solving, time management, and the ability to follow through on projects and meet deadlines.
  • Ability to maintain confidentiality of highly sensitive information, and demonstrate professionalism, reliability, and responsibility.
  • Knowledge of and experience with leasing activity and landlord/tenant rights and responsibilities.
  • Knowledge of HUD regulations, guidelines, and procedures regarding voucher programs and other tenant based rental assistance programs.
  • Knowledge of the South Carolina Landlord-Tenant Act and applicable state laws.
  • Proficient in MS Office (Word, PowerPoint and Excel) and computer usage to include email, internet and presentations.
  • Valid driver’s license and use of reliable transportation for landlord outreach and housing navigation activities.

Responsibilities

  • Work with clients, landlords and case managers to facilitate linkage of clients to appropriate units as well as assist in the completion of rental applications and housing inspection process.
  • Serve as the primary point of contact for landlords/property managers throughout their relationship with One80 Place.
  • Communicate with landlords monthly to ensure tenants are current on rent and complying with lease terms.
  • Develop, maintain, and manage a housing inventory/landlord list and determine landlord eligibility for housing programs.
  • Develop and implement opportunities to engage current and prospective landlords.
  • Develop and implement innovative strategies for one-on-one recruitment efforts.
  • Provide support to existing property managers/landlords, by providing prompt and effective resolution to concerns to ensure ongoing access to available units.
  • Ensure compliance with contracts and regulations to include, but not limited to, documenting eligibility of units by ensuring rent reasonableness, FMR and housing quality standards.
  • Negotiate lease terms, utility deposits, security deposits, and move-in fees; Communicate with landlords all efforts to reduce or eliminate as many barriers to entry as possible.
  • Maintain timely and accurate written and computerized records, compile reports, and complete other program documentation (e.g., case notes, incident reports, home visit reports, monthly and quarterly reports) and maintain appropriate confidentiality of clients’ information and records.
  • Attend all required organizational meetings, such as all-staff and department meetings, and attend and actively engage in required training.
