About The Position

The Home Service Technician contributes to an exceptional resident experience alongside the Operations and Sales teams through the provision of high standard of repairs to rental homes, maintenance tasks, routine, and preventative maintenance, and improve the physical integrity of the homes. They must also provide excellent customer service to current and prospective residents by making home and building maintenance repairs as well as providing the general upkeep of the community, aligning with company goals and embodying the EPIC Values.

Requirements

  • High school diploma or general education degree (GED) , or comparable experience and/or training.
  • Broad experience and knowledge of general grounds maintenance, maintenance techniques and repair work.
  • Proficient in operating equipment including hand tools, power tools and commercial machinery.
  • Demonstrated ability to plan and prioritize tasks in a self-directed work environment and maintain high levels of productivity without direct supervision.
  • Ability to create legible written reporting and note taking.
  • Able to work in a team environment and take direction.
  • Availability to work on-call as needed during non-business hours.
  • Must maintain a valid driver license and clean driving record.
  • Must have reliable transportation to the community(ies).
  • Must maintain an active and working personal mobile phone.
  • Computer skills required: Proficient use of email and internet, and familiarity with smartphone or tablet.
  • A growth mindset; always testing and learning.

Nice To Haves

  • Carpentry skills a plus.
  • Snow plow experience.

Responsibilities

  • Performs general maintenance to community grounds and common areas.
  • Responsible for seasonal services such as snow-plowing during winter and pool preparation and support during summer.
  • Performs light home refurbishment services, working closely with the Community Manager, Construction Director, and the Inventory Team.
  • Routine maintenance of rental homes completed by assigned work orders generated from resident requests for service.
  • Diagnoses and undertakes repair and maintenance tasks to a high-quality including plumbing, carpentry, painting/decorating and lighting; or organizes and oversees repairs to completion if referred to contractors.
  • Communicates effectively with residents, contractors, and colleagues; demonstrating a clear understanding of maintenance issues and using initiative to respond accordingly.
  • Maintains a focus on delivering services within agreed budgetary & resource parameters.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.
  • Paints interior and exterior walls and trim.
  • Operates backhoe to dig trenches for water and sewer pipe (if applicable).
  • Perform duties relating to well-water system, sewer system or water meters including water testing and reading, repairing, and installing water meters.
  • Follow safety regulations and procedures including safely operating vehicles and machinery.
  • Position may require flexible hours, nights, and weekends as needed.
  • Position requires working one scheduled evening per week and one scheduled Saturday per month, and other non-business hours as customer traffic dictates.
  • Other duties as assigned.
