About The Position
Vanman Architects and Builders is seeking a Construction Project Manager to join our team in Minneapolis. This full-time, salaried position is ideal for candidates with over 10 years of experience in managing commercial remodeling and ground-up projects, from the initial architectural development through to construction completion. A degree in Construction Management or a related field is preferred. The role requires a collaborative approach, working closely with architects and clients to determine scheduling and material needs, while also providing conceptual cost estimates and analysis throughout the project process. The Construction Project Manager will be responsible for creating, tracking, and communicating project schedules using MS Project, ensuring that all subcontractors and materials are aligned with the project timeline. This includes completing project start-up tasks, conducting contract award analysis, submitting permits, and setting up the project. The manager will also solicit, review, and qualify bids from suppliers, write subcontracts, and order materials while tracking their delivery to ensure timely arrival. In addition to managing the project schedule, the Construction Project Manager will prepare monthly draw requests, oversee the review of shop drawings, submittals, specifications, and change orders, and initiate project closeout procedures, which include achieving the certificate of occupancy and preparing the owner's manual with as-built drawings and warranty information. Attention to budget and schedule adherence is crucial, as is the management of change requests and RFIs. Regular participation in team meetings and events is also expected, along with other duties that support project and company objectives.
