We are seeking a highly experienced real estate and facilities professional to lead our North America region. Applied Materials is growing at a pace that is driving significant increases in headcount and facilities. As a result, we expect over the next five years to have the most exciting and active R&D and manufacturing infrastructure pipeline in our history. The Global Workplace and Infrastructure (GWI) team is responsible for all company facilities, from acquisition through operation to disposition. With a global capital budget over $1.5B+ and operating budget of $500M+, the scale of our financial impact on the company is material. As a member of the GWI leadership team, you will play an exciting and important role in our success. The GWI Regional Director for North America leads the GWI organization and facility portfolio for all locations in the US (except Silicon Valley), Canada and Latin America. The team is accountable for the full cycle of the assets - plan, transact, design, build and operate. Included in the portfolio are major manufacturing sites and R&D labs in Texas, Arizona, Oregon, New York, Massachusetts and Montana. Additionally, there are customer-facing and other service-related locations in Costa Rica, Canada, Utah, Washington DC, and others. The portfolio consists of ~5m SqFt across 27 locations and houses 7k employees. The North America GWI team you will lead consists of 40 employees and 700 contractors. You will be responsible to partner with business unit executives, functional subject-matter-experts (Real Estate, EHS, Security, IT), Finance, Legal, Procurement and other stakeholders to align on business requirements and common goals. It is also the responsibility of this position to drive operational plans to ensure successful execution that will translate into measurable year-over-year improvements in performance, efficiency and effectiveness. This position reports to the CVP, Global Workplace and Infrastructure and is based in Phoenix, Austin or Santa Clara. The role requires travel up to 25%.

Requirements

  • 10+ years of experience in the real estate, construction and operations-related field.
  • 5+ years experience leading multi-location organizations for a technology company.
  • Bachelor’s degree or higher in Engineering, Finance or Business Management.
  • Experience with all aspects of the facility life cycle - plan, transact, design, build and operate.
  • Demonstrated track record for driving continuous improvements with a view to improving facility performance and cost efficacy.
  • Demonstrated experience in leading and collaborating with virtual teams in a multi-national organization.
  • Demonstrated collaboration skills across own organization and partner organizations (IT, Procurement, Security, Finance, Legal etc.) to drive and deliver exceptional service.
  • Ability to influence cross-functional teams.
  • Understands the commercial dynamics of wide spectrum of facilities-related service and equipment providers

Responsibilities

  • Engage directly and regularly with business unit executives to represent the function and align strategies on key priorities and plans for each site. Secure decisions for GWI related strategies and initiatives.
  • Work with the GWI leadership team, of which you will be a member, to develop and implement a multi-year plan for the lab and office real estate portfolio, including strategy, business, financial and operational planning in alignment with the GWI goals and business strategy.
  • Take the leading role in the entire life cycle of real estate and site services, spanning site selection, transactions, workplace and infrastructure design, construction project management, and facilities management operations for your portfolio.
  • Manage Capital plans, annual Opex plans and forecasts, including development and implementation of cost efficiency efforts in partnership with finance and vendors.
  • Apply an established framework of KPI’s and other performance management techniques to drive high levels of performance of our vendors. Track their performance and provide feedback using formal review procedures. Ensure that performance issues are quickly addressed and there is an established plan for continued improvement.
  • Accountable for all site operations including technical facility and equipment maintenance and operations; and workplace services including food and beverage, janitorial, reception, office supplies, etc. Create a positive employee experience through our physical infrastructure and the facility-related services we provide.
  • Select, develop, and evaluate personnel to ensure the efficient operation of the function.
  • Challenge the status quo and drive innovations that have fundamental impacts and improvements on our ability as a function to deliver our mission at Applied Materials within your portfolio and region.
  • Effectively utilize GWI guidelines, practices and leverage third parties as needed for successful delivery of office and lab planning, facility operations management, programs and projects consistent with agreed-upon service levels and budgets.
  • Coordinate with global subject matter experts within the GWI organization and business groups to ensure participation and compliance with GWI standards and best practices.
  • Lead regional strategy, financial, operational planning and business reviews.
  • Ensure effective site/geographic area partnerships with key partner functions including IT, Procurement, Security, Finance, Legal and HR.
  • Ensure that GWI is in compliance with all statutory and reporting regulations and Applied Materials policies and controls.
