About The Position

The Groundskeeper ensures that the apartment community is consistently presentable, clean, and free of debris. This role is responsible for maintaining the appearance and safety of the property, supporting resident satisfaction, and performing daily, weekly, and monthly groundskeeping/porter duties.

Requirements

  • Minimum of 1 year of custodial or groundskeeping experience, preferably in an apartment community.
  • Commitment to maintaining safety standards at all times.
  • Primarily outdoor and on-site within the apartment community.
  • Exposure to various weather conditions while performing daily duties.
  • Ability to read and comprehend written instructions provided by the Property Administrator and/or Regional Supervisor.
  • Ability to demonstrate proficiency in property management software and use it effectively to support daily operations.
  • Ability to give direction, adapt to change, establish relationships, anticipate roadblocks and work in a team environment.
  • Must be self-motivated, able to complete assigned tasks.
  • Able to multitask and prioritize
  • Ability to complete tasks requiring overhead work.
  • Demonstrate ability to learn and adapt to property management software systems.
  • Ability to lift, push, pull up to 50 lbs.
  • Ability to lift and carry materials weighing up to 50 lbs.
  • Ability to push, pull, bend and reach constantly.
  • Ability to walk, stand constantly.
  • Ability to walk up and down stairs safely frequently.
  • Ability to communicate in English clearly in order to be understood by co-workers, residents, vendors and other local agencies.

Responsibilities

  • Unlock laundry rooms, pool area, and clubhouse at the start of each day.
  • Patrol the grounds and entryways for debris in the morning and at the end of the workday.
  • Clean laundry rooms, including wiping machines, sweeping, wet mopping floors, and washing windows.
  • Return shopping carts to the shopping center.
  • Clean restrooms and clubhouse daily.
  • Pick up trash in carports and hallways.
  • Sweep out refuse container areas.
  • Remove advertisement papers from mailbox areas daily.
  • Straighten pool furniture, empty trash and ashtrays, and replace trash can liners.
  • Fill water in pools and spas.
  • Report any suspicious activity or items of concern to the Property Administrator.
  • Hose and clean pool deck and pool furniture.
  • Clean office windows.
  • Vacuum hallways (if applicable).
  • Hose and degrease refuse container areas.
  • Wax laundry room and restroom floors.
  • Wipe down exterior light fixtures.
  • Hose and degrease soiled carport areas.
  • Wet mop stairways to units throughout the property, completing one building at a time.
  • Adhere and lead through the company policies and procedures.
  • Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to the industry.
