About The Position
The Groundskeeper/Porter is responsible for the daily upkeep and maintenance of the apartment community, which includes buildings, landscaping, parking lots/structures, trash areas, and common areas. This role encompasses a variety of tasks aimed at ensuring the property remains clean, safe, and visually appealing. The Groundskeeper/Porter performs duties such as painting, cleaning, removing items left behind in vacated homes, and pool maintenance. It is essential that all job duties are conducted in accordance with company policy and safety protocols, supporting the overall objective of meeting client expectations based on the operating capital budget and management agreement. Key responsibilities include maintaining the curb appeal of the property by ensuring the outside appearance of the apartment community is pristine. This involves daily cleaning of common grounds, including the removal of debris, trash, and pet waste, as well as keeping landscaped areas tidy. The Groundskeeper/Porter is also tasked with maintaining the cleanliness of the pool area, ensuring that furniture is arranged neatly, and that trash receptacles are emptied regularly. Additionally, the role requires the upkeep of common areas, including playgrounds and sports courts, and the maintenance of painted curbing and parking lot striping. The Groundskeeper/Porter must also assist in removing items left behind by vacating residents, maintain equipment provided for the job, and consistently enforce community rules and regulations. A professional image must be upheld while communicating with residents, clients, and vendors, and adherence to the company's dress code policy is required. This position is vital in promoting a positive living environment for residents and ensuring the property is well-maintained and inviting.
