About The Position

The Groundskeeper is responsible for maintaining the appearance of the exterior physical features of the community, ensuring that the grounds, amenities, and overall curb appeal of the property meet established standards. This role involves performing tasks such as inspecting the community for litter and debris, completing minor repairs, and assisting with the make-ready process for vacant apartments. The Groundskeeper will also engage with residents and stakeholders, demonstrating customer service skills and compliance with safety policies.

Requirements

• Employment history demonstrating knowledge and skills in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
• High school diploma or GED preferred.
• Ability to read, understand, and comply with product labels and safety manuals.
• Proficiency in customer service and interpersonal communication skills.
• Demonstrated mathematical skills necessary for basic maintenance duties.
• Ability to apply logical thinking to define and correct problems.
• Rudimentary knowledge of company software and ability to perform standard tasks.
• Current valid driver's license.

Responsibilities

• Inspect the community throughout the day to remove litter, debris, and pet droppings.
• Ensure all common areas, office space, and amenities are neat and free of litter inside and outside at all times.
• Remove trash and remaining items from vacant apartments prior to starting the make-ready process.
• Complete assigned minor and routine service requests as requested by Service Director and/or Community Director.
• Change all locks in accordance with the property's policy and ensure gates to pool areas are working according to codes and safety standards.
• Distribute notices and communications to residents as necessary.
• Inform appropriate supervisors of any observed hazard or potentially dangerous situation.
• Demonstrate customer service skills by treating residents and others with respect and responding sensitively to complaints.
• Comply with safety and risk-management policies by attending routine safety meetings and completing required training.
• Meet predictable attendance and punctuality expectations.
