About The Position

The Grounds Porter is responsible for maintaining the cleanliness, safety, and overall appearance of the apartment community’s exterior and common areas. This role ensures that the property remains attractive, well-kept, and welcoming for residents, guests, and prospective tenants.

Requirements

High school diploma or equivalent preferred
Ability to work outdoors in various weather conditions
Physically able to lift up to 50 lbs, bend, walk, and stand for extended periods
Reliable, punctual, and able to work independently
Strong attention to detail and work ethic

Nice To Haves

Previous experience in groundskeeping, janitorial, or maintenance work is a plus
Basic knowledge of cleaning tools and equipment (blowers, pressure washers, etc.)

Responsibilities

Maintain cleanliness of all exterior grounds, parking lots, walkways, and common areas
Pick up litter and debris daily throughout the property
Empty trash receptacles and assist with trash and recycling management
Sweep, blow, and pressure wash sidewalks, breezeways, stairwells, and parking areas as needed
Assist with basic landscaping tasks such as watering, weeding, and leaf removal
Clean and maintain common areas including clubhouse, laundry rooms, mailrooms, and pool areas
Report maintenance issues, safety hazards, or vandalism to the maintenance team or management
Assist maintenance staff with light duties such as moving furniture, setting up for events, or minor repairs
Ensure compliance with community safety standards and company policies
Provide courteous and professional interaction with residents and guests
