Essential Duties and responsibilities Duties and responsibilities include but are not limited to: Maintain property by investigating and resolving tenant complaints. Provide excellent customer service and maintain first-class resident relations Hands-on management of a residential rental property, including communication with residents, attorneys, leasing team, and building staff members Enforce occupancy policies and procedures. Prepare and review various management reports including annual budgets, move-outs reports, monthly managerial reports and incident reports. Interface with tenants, vendors, contractors, and main office. Communicate to main office all building findings, status of building operations, as well as staffing needs and/or employee issues. Work with leasing and accounting department as needed. Perform legal apartment inspections. Work with Resident Manager on all work orders. Overseeing budgets, collecting rent, and maximizing property profitability. Price out and gather bidding for renovations from vendors and contractors. Supervise repairs and allocate appropriate resources to maintain building mechanics and operations. Respond and manage emergency conditions and inquiries Service contract management Act as the primary communication link between development, construction, and property/asset management teams. Coordinate and facilitate communication between project applicants (developers) and internal teams (planning, building, engineering, etc.). Perform other job related duties as assigned
