POSITION SUMMARY The General Contractor - Property Management at Sunshine Gospel Ministries is responsible for the oversight and management, maintenance and upkeep, needed repairs, upgrades and additions, and cleaning of our five (5) buildings. This position also assists with facility scheduling for both in-house use as well as outside groups. This person will be responsible for interacting with and supporting staff as well as residential tenants with building issues as they arise. This is a physically demanding position.

Requirements

10 years of basic experience in construction, roof, plumbing, electrical, and HVAC systems.
3 years of working in a property management setting dealing with staff, residential tenants, and outside contractors.
Must possess current/valid licensure.
Knowledge of general maintenance methods, operating requirements, and safety precautions related to City of Chicago building management.
Knowledge of OSHA and other environmental regulations.
Experience with budget management.
Well organized, excellent customer service and communication skills to be able to deal with organization staff, residential tenants, and outside guests in a friendly and professional manner.
Projects a positive image of SGM with building occupants and users.
Possesses basic construction, plumbing, roof, electrical and HVAC ability to troubleshoot property issues and make minor repairs without the use of an outside contractor.
Has access to a network of licensed contractors to recommend for specialized or major repairs.
Working knowledge and understanding of fire safety, building security, and building automation systems.
Possesses basic janitorial knowledge to oversee the work of the janitorial outside contractor.
Possesses basic automotive knowledge to make referrals about vehicle servicing and repairs.

Responsibilities

Manages buildings and grounds of all five (5) SGM buildings.
Ensures the facilities are fully operational and all utilities are functioning properly.
Handles day-to-day maintenance work orders and repairs.
Identifies and proposes solutions to facility problems or shortcomings, both new and chronic.
Ensures that any needed repairs in any of the properties are addressed and corrected in a timely and cost-effective manner. Where possible, makes minor repairs without the use of an outside contractor. When an outside contractor is required, recommends licensed, network contractors to the Managing Director for selection; then schedules and monitors the contractor and verifies that the repair is completed satisfactorily.
Conducts regular check-up visits of all program spaces and office areas to locate any building, roofing, plumbing, electrical, HVAC or other issues that may need addressing.
Works with our HVAC contractor to maintain a maintenance schedule for all HVAC units. Ensures that all units are serviced as scheduled and that detailed records are kept of all service and all repairs made.
Maintains detailed records of all issues addressed and repairs made in all properties, program spaces, office areas and residential units.
Maintains a friendly and professional working relationship with all Sunshine staff and all residential tenants with the goal being to provide superior customer service and communication to all.
Schedules and conducts quarterly check-up visits in each of our residential units.
Facilitates residential tenant move ins and move outs including handling key distribution and management, and unit walk-throughs.
Works with our contracted partner for janitorial services to ensure that all properties are cleaned consistently and thoroughly and are well maintained.
Works with our contracted partner for landscaping services to ensure that all properties are maintained consistently and are kept clean and attractive.
Ensures that sidewalks and outside areas are cleared of snow when required. Minor snowfalls may be handled by the Facilities Manager personally and heavier events handled by an outside contractor.
Conducts regular check-ups of our fleet of vehicles to determine if there are issues that need to be addressed and ensures that regular service and maintenance is performed on schedule.
Ensures needed repairs to SGM’s vehicles are addressed and corrected in a timely & cost-effective manner.
Handles required interaction with utility companies, service vendors and CHA as required.
Works with the Director of Operations to schedule, set up and prepare for facility use by Sunshine staff as well as outside groups.
Travels (when necessary) and oversees the purchase of parts, tools, materials and supplies for the maintenance tasks required and janitorial supplies and equipment as needed.
Works with the Director of Operations, contractors and architect(s) to develop and implement plans for building upgrades, facility improvements, and build outs.
Oversees emergency fire/safety at sites. Builds and maintains relationships with local fire & police depts.
Assists in the development and administration of the facilities annual budget.
Performs other related duties and responsibilities as required or assigned.
