Requirements

  • Minimum 5 years of professional painting and drywall experience.
  • Minimum 5 years of professional painting experience (required), including interior and exterior painting, surface preparation, priming, texture matching, and finish work in residential or multifamily settings.
  • Minimum 5 years of hands-on drywall experience (required), including demolition, insulation installation, hanging, taping, mudding, sanding, texture matching, and finish preparation.
  • Competent and efficient in all aspects of painting and drywall responsibilities including removal, installation, repair, texture matching, and surface prep.
  • Familiarity with technology including MS Office Suite (Word, Excel, PowerPoint, and Outlook) and iPads/tablets.
  • High school education or equivalent required.
  • Must be 18 years of age or older.
  • Valid driver’s license required.
  • Successful completion of background check and drug screen required.
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines.

Responsibilities

  • Thoroughly complete work orders within the expected timeframe according to Company policy and standards.
  • Perform high-level painting to include surface preparations, choosing and mixing paints, application, cutting-in, and protecting surrounding areas when completing make-readies, hallways, common areas, and interior/exterior projects.
  • Perform drywall removal, repair, and new installation, including: Assessing damaged or deteriorated drywall to determine the extent of replacement required.
  • Removing old drywall safely while minimizing dust, debris, and disruption to surrounding areas.
  • Measuring, cutting, and installing new drywall panels to exact dimensions for walls and ceilings.
  • Applying joint tape and multiple layers of joint compound (mudding), ensuring seams and screw heads are smooth and properly feathered.
  • Sanding, texturing, and priming surfaces to achieve a clean, paint-ready finish that meets company standards.
  • Coordinating with maintenance and other trades (e.g., electricians, plumbers) to ensure drywall work aligns with repair schedules and system access points.
  • Cleaning and disposing of debris responsibly and maintaining an organized work area.
  • Inspect and prepare wall and ceiling surfaces before painting, ensuring repaired or newly installed drywall blends seamlessly with existing finishes.
  • Ensure proper moisture and mold prevention techniques are followed during all drywall removal and replacement projects, including sealing and priming as needed.
  • Travel between multiple sites to complete drywall and painting assignments for make-readies and other scheduled projects.
  • Schedule work to ensure all make-ready and assigned projects are properly prioritized and completed within expected timelines.
  • Follow all Company operating and safety standards, including use of PPE, dust containment, and proper disposal of materials.
  • Maintain and clean all tools and equipment necessary to complete drywall and painting assignments.
  • Maintain safety and project documentation utilizing company software.
  • Ensure all workshops and utility rooms are clean, orderly, and safe.
  • Maintain adequate inventory of drywall materials, joint compounds, primers, and paints, and notify the supervisor when quantities are low.
  • Secure and properly maintain all Company equipment, including golf carts and work vehicles.
  • Adhere to all requirements of the O&M manual including lock out/tag out, moisture control, and mold remediation procedures.
  • Report any hazardous conditions or unsafe work areas immediately to the supervisor.
  • Provide excellent customer service to residents and team members.
  • Complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance.
  • Work collaboratively and respectfully with peers, other team members, and departments.
  • Attend training classes as scheduled and assigned.
  • Additional duties as assigned by supervisor.
