The Utilities Analyst plays a crucial role in AvalonBay's overall Energy Management Strategy which is comprised of utility expenses, utility reimbursements, energy procurement and sustainability projects. This position is responsible for data consolidation / verification, analysis, budgeting, and financial reporting with respect to utility expense and reimbursement programs, energy consumption, current energy market trends, and waste / recycling programs. The role focuses on delivering analytics that drive better and faster decision making across the department and impacted stakeholders, including identifying solutions for execution in line with business requirements.

  • Analyze utilities expense and consumption data on a monthly basis to identify trends and areas of improvement for the entire portfolio.
  • Proactively troubleshoot utility expense, reimbursement, and consumption issues on behalf of the Operations team and explain variances on financial statements surrounding utilities.
  • Provide data to support the annual program operating budgets and subsequent reforecasts. Review for accuracy and precision.
  • Develop new analytics, financial reports and maintain existing reports.
  • Collaborate with various departments including Accounting, FP&A, and ESG, to identify, document and evaluate process and NOI improving opportunities.
  • Assist in the preparation of quarterly Utilities update for Senior Leadership that includes high level talking points for investor calls on relevant, utility-related issues.
  • Assist in the preparation of annual Utility budget memos that document budget inputs, facts, and assumptions to be distributed to the Operations team.
  • Work with utilities management vendor to identify and execute on utility expense saving initiatives.
  • Identify value add opportunities within assigned program(s).
  • Bachelor's degree in Business, Accounting, or Finance required.
  • Minimum two years' experience, in internal of financial auditing, financial analysis, or analytical role.
  • Very strong analytical skills, including financial analysis, variance analysis.
  • Ability to manage workload, establish priorities, and coordinate work activities.
  • Ability to develop efficient and effective processes that impact the entire organization.
  • Follow established policies and procedures in compliance with Generally Accepted Accounting Principles (GAAP).
  • Ability to manage relationships with various vendors.
  • Excellent communication and presentation skills, with the ability to communicate to diverse group of stakeholders.
  • Knowledge of computer systems and applications with a demonstrated aptitude with MS Excel.
  • Energy industry experience or background in sustainability or environmental policy is preferred.
  • Real estate or multi-family industry experience is a plus.
