The Opportunity As a Financial Analyst Intern, you will support the Asset Management team by performing technical underwriting and risk analysis for retail and mixed-use portfolios. This role focuses on evaluating tenant credit, interpreting complex lease provisions, and utilizing Excel and Argus to model the financial performance and NOI impact of managed properties. It is an ideal opportunity for a high-energy finance student to gain hands-on experience in the real estate investment process.

Requirements

  • Strong Excel skills required; prior exposure to or a strong desire to learn Argus modeling is a significant plus.
  • Strong technical aptitude and a desire to understand real estate investment processes.
  • College degree pending (Finance degree strongly preferred).
  • Reliable personal transportation is required for occasional local travel to properties throughout the Greater Fort Worth area.
  • Ability to perform local travel and maintain a consistent part-time schedule as expected.
  • Strong interpersonal, oral, and written communication skills required.
  • Must be enthusiastic, intelligent, creative, flexible, and possess a great attitude.
  • Strong organizational skills with the ability to manage multiple tasks and deadlines in a fast-paced environment.

Responsibilities

  • Assist in the budgeting and underwriting process of properties under management.
  • Assist with financial models that project the potential performance of mixed-use and retail projects.
  • Perform risk analyses regarding development, occupancy, and NOI, including break-even, lease-up, and market demand.
  • Execute various other financial analyses as directed.
  • Help monitor “at risk” retail tenants (sales kick-outs, co-tenancy, and early termination rights).
  • Research and interpret complex lease provisions.
  • Analyze prospective tenant financial statements and evaluate retail tenant credit risk to determine impacts on NOI and cap rates.
  • Support the team in ensuring compliance with debt and equity reporting guidelines.
