About The Position

We are a recruiting firm partnering with a U.S.-based software company to hire a Financial Analyst with strong financial modeling experience focused on real estate and project finance. This is a hands-on modeling role. You will be building financial models used to evaluate real estate investments, development projects, and long-term asset performance. Your work will contribute to training advanced AI systems to understand how experienced finance professionals model cash flows, returns, and investment structures in real-world scenarios.

Requirements

  • 2–8 years of experience in: Real Estate Private Equity Real Estate Development Commercial Real Estate Finance Project Finance / Infrastructure
  • Proven ability to build real estate or project finance models from scratch
  • Strong understanding of: Pro forma modeling IRR, NPV, and return metrics Capital stack structures Equity waterfalls and distributions
  • Advanced Excel / Google Sheets modeling skills
  • High attention to detail and analytical rigor
  • Fluent English (written and spoken)

Nice To Haves

  • Experience working with U.S. GAAP (preferred but not required)

Responsibilities

  • Build and analyze real estate and project finance models from scratch
  • Develop pro formas, including revenue, operating costs, and development timelines
  • Model cash flows, IRR, equity returns, and investment performance
  • Structure capital stacks (debt, equity, mezzanine financing)
  • Build and analyze equity waterfalls and distribution scenarios
  • Perform scenario and sensitivity analysis (e.g., pricing, occupancy, cost changes)
  • Clearly explain model structure, assumptions, and investment logic
