Position Purpose: Lead and manage all facility management operations across the site, ensuring reliability, safety, compliance, and efficiency of all building systems, production equipment, and support services. This role is responsible for implementing structured preventive maintenance programs, improving operational performance, strengthening vendor management, ensuring high standards of hygiene and functionality, and driving cost efficiency in a fast-paced catering and food production environment.

Requirements

• Bachelor's degree in Engineering (Electrical, Mechanical, or related field) or Facility Management preferred.
• Minimum 7 years of experience in facility management, maintenance, or engineering operations, with at least 3 years in a leadership role.
• EPA 608 Certification (Universal) for refrigerant handling (Required).
• OSHA 30 Certification (Required).
• NYC Fire Department Certificate of Fitness (F-01) (Required).
• All airport-related positions require applicants to successfully complete the mandatory airport security clearance process for their assigned location. This includes meeting all TSA and U.S. Customs requirements, as outlined in 49 CFR §1542.209, and obtaining the appropriate airport-issued identification badge (e.g., SIDA, AOA, or equivalent), in accordance with local airport authority regulations
• Strong experience in food production, catering, hospitality, or industrial environments preferred.
• In-depth knowledge of HVAC, refrigeration systems, kitchen equipment, MEP systems, and building infrastructure.
• Excellent problem-solving and troubleshooting abilities across mechanical, electrical, and building systems.
• Demonstrated financial acumen managing maintenance budgets, cost tracking, capital projects, and vendor contracts.
• Strong communication skills with the ability to coordinate across departments and present effectively to leadership and executive stakeholders.
• Strong leadership and team management skills to develop and hold teams accountable.
• Data-driven mindset with experience analyzing maintenance and operational data.
• Comfortable with technology including CMMS platforms, BAS systems, and facility management software.
• Ability to work in industrial environments including confined spaces and varying temperatures.
• Flexibility to work various shifts including nights, weekends, and holidays as operational needs require.

Responsibilities

• Facility Operations & Maintenance
• Oversee the operation, maintenance, and repair of all facility systems including electrical, mechanical, HVAC, refrigeration, plumbing, kitchen equipment, and building infrastructure.
• Develop, implement, and continuously improve a comprehensive preventive maintenance and tracking program for all assets.
• Transition maintenance approach from reactive to preventive/predictive strategies.
• Maintain and update emergency and business continuity plans for critical equipment failures, utility outages, and operational disruptions to minimize downtime impact.
• Work Order & CMMS Management
• Implement and manage a Computerized Maintenance Management System (CMMS).
• Analyze maintenance data to identify recurring failures and implement corrective actions.
• Generate weekly and monthly maintenance performance reports.
• Team Leadership & Supervision
• Lead, train, and develop maintenance and facility teams, including supervisors and technicians.
• Establish clear roles, responsibilities, and accountability for all team members.
• Implement structured shift coverage including night, weekend, and holiday operations.
• Define and enforce supervisor inspection routines, checkpoints, and reporting requirements.
• Promote a culture of safety, ownership, and continuous improvement.
• Cleaning & Hygiene Coordination
• Work with cleaning teams to ensure facility cleanliness meets operational and regulatory standards.
• Support implementation of zone-based cleaning ownership and structured checklists.
• Conduct joint inspections with cleaning supervisors.
• Ensure maintenance activities do not impact hygiene standards.
• Vendor & Contractor Management
• Develop and manage an approved vendor list for all facility-related services.
• Define and enforce service level agreements including response time, repair time, and quality standards.
• Review and approve vendor proposals, cost estimates, and scopes of work.
• Monitor vendor performance and ensure accountability through regular reviews.
• Coordinate with contractors to ensure safe and efficient execution of work.
• Spare Parts & Inventory Management
• Establish and maintain a structured spare parts inventory system, including minimum stock levels for critical components.
• Implement inventory tracking systems such as QR or digital solutions.
• Coordinate with procurement to ensure timely availability of materials and parts.
• Conduct regular inventory audits.
• Budget & Financial Management
• Develop and manage the annual facilities maintenance budget.
• Own maintenance cost reporting and present financial performance to senior leadership on a regular basis.
• Review, approve, and justify purchase orders, contractor invoices, and capital expenditure requests within delegated authority.
• Identify and implement cost reduction opportunities without compromising operational reliability or safety.
• Provide input into capital planning cycles and support the justification and prioritization of facility investment.
• Health, Safety & Compliance
• Ensure full compliance with all local, state, and federal regulations including OSHA, FDNY, NYC Building Code, and health department requirements.
• Manage and maintain life safety systems including fire alarm, emergency lighting, sprinkler systems, and evacuation procedures.
• Ensure compliance with NYC Local Law 97 and other applicable sustainability and emissions regulations.
• Conduct regular safety inspections and risk assessments.
• Investigate incidents, identify root causes, and implement corrective actions.
• Ensure proper use of PPE and enforce safety protocols across all teams.
• Energy & Sustainability Management
• Monitor and analyze utility consumption including electricity, gas, and water.
• Identify and implement energy-saving initiatives and cost reduction opportunities.
• Lead the facility's compliance and progress reporting related to NYC Local Law 97 carbon emissions requirements.
• Support ESG (Environmental, Social, and Governance) initiatives and report on sustainability KPIs.
• Prepare energy usage reports and forecasts for senior leadership.
• Cross-Functional Collaboration & Communication
• Partner with HR on safety training programs, onboarding requirements, and compliance documentation.
• Collaborate with Finance on budget planning, capital expenditure approvals, and cost control reporting.
• Work with Operations leadership to align facility performance with production goals and business continuity priorities.
• Coordinate with IT on systems integration, network infrastructure, and technology projects.
• Present facility performance reports, capital proposals, and strategic recommendations to senior leadership and executive stakeholders.
• Continuous Improvement & Projects
• Identify opportunities for facility upgrades, process improvements, and cost optimization.
• Support planning and execution of capital projects and facility upgrades.
• Introduce best practices in facility management including predictive maintenance and automation where applicable.
• Collaborate with operations and leadership teams to align facility performance with business goals.
