About The Position

Under the general supervision of the Facility Maintenance Supervisor, the Facility Maintenance Technician independently performs a wide variety of semi-skilled and basic skilled generalist work across multiple trades. The incumbent has basic knowledge of theories, codes, and general trade practices in applicable trade areas. Performs general maintenance, repairs, and renovation of the Associated Students’ and Beach Shops’ Facilities, including the University Student Union, Student Recreation and Wellness Center, Isabel Patterson Child Development Center, Bookstore, as well as several retail and residential dining hall kitchens. Incumbents may be required to work evening and weekend shifts as a part of their normal schedule.

Requirements

  • High school diploma or equivalent
  • Three years of hands-on experience in general facilities and systems maintenance and repair, or comparable experience as a trades assistant or laborer with demonstrated proficiency in the required duties or equivalent combination of formal course work in mechanical technology and hands-on experience.
  • California Driver’s License.
  • Thorough knowledge of specific methods, materials, practices, and tools related to facilities systems maintenance and repair in such areas as plumbing, HVAC, electrical, carpentry, painting, and mechanical systems
  • Must possess semi-skilled and basic skilled knowledge across multiple trades, general knowledge of applicable trade safety practices; working knowledge of building codes; basic knowledge of electrical theory and mechanical principles; and possess working knowledge of Brunswick Automatic Pinsetters.
  • Ability to read, interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, and blueprints.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.
  • Ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts of basic algebra and geometry.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Nice To Haves

  • Two or more years of experience as journey-level crafts worker in one or more applicable mechanical or related trades is preferred.

Responsibilities

  • Under general supervision, troubleshoots, repairs, and modifies electrical circuits, panels, lighting controls and receptacles, including new branch circuits and use of diagnostic circuit tracing equipment.
  • Repairs concrete and masonry surfaces, including ceramic and porcelain tiles, wet saws replacement tiles, includes diamond grinding of deck, and under supervisor’s direction. Installs custom resilient joints.
  • Replaces floor, door and header mounted hydraulic door closers and repairs related door hardware such as unit locks, mortice locks, panic hardware, latching mechanisms, and aligns doors.
  • Performs periodic maintenance on HVAC fan coil units and air handlers, changes filters, replaces servos, actuators, valves and sensors, lubricates machinery and replaces belts. Utilizes the energy management computer to monitor and adjust settings to accommodate building needs.
  • Repairs wall and masonry surfaces, patches, caulks, primes, and paints a variety of surfaces.
  • Performs general maintenance of the swimming pool, deck area and other related equipment.
  • Inspects automotive equipment, scheduling needed repairs or service work. Coordinates operation and storage of vehicles.
  • Repairs and maintains bowling pinsetters, lanes, scoring system and other games area equipment.
  • Troubleshoot and repair issues with kitchen equipment including stoves, ovens, refrigerators, grill, fryers, steamers, water filtration systems, dishwashers and other related equipment.
  • Performs basic carpentry as needed.
  • Performs general plumbing maintenance and repairs as determined by facility needs and supervisor, including repair and replacement of automatic flush valves, faucets, and drains. Utilizes automatic Drain cleaning equipment to PM and clear domestic waste and storm drain lines.
  • Under direction of supervisor, facilitates special projects with outside contractors including job walks, contractor coordination, project scheduling and oversight.
  • Coordinates schedule with other Facility Maintenance Technicians for On-Call times and will be able respond to “After-hours” calls for maintenance assistance. Will periodically be required to work overtime as needed and determined by supervisor.
  • Ensure waste materials (refrigerants, lamps, oils, paints, e-waste, etc.) are stored and disposed of consistent with the expectations and requirements of the campus Environmental Health and Safety Office.
  • Ensure installations, repairs and maintenance are performed with quality and meets health and safety, as well as environmental protection, requirements.
  • Maintains strict adherence to safety procedures. Participates in departmental safety meetings.
  • Maintains a safe and clean working environment, including work area, shop, storage areas, and office spaces.
  • Drives company vehicles if needed or directed by supervisor for ASI needs. May be called upon to use forklift, aerial lift, or electric cart to complete duties both on and off campus.
  • Assists in any emergency response efforts and is part of the Building Marshal Program.
  • Performs general repairs and preventative maintenance as assigned by supervisor and reports special problems and conditions to the supervisor for needs assessment.
  • Performs other duties as assigned.
