The Facilities Technician I plays a mission-critical role in ensuring the safety, reliability, and long-term scalability of operations across the Pearl District. This role safeguards the physical environment by independently assessing, maintaining, and repairing essential building and mechanical systems, in adherence to processes, SOsP and light supervision and making timely decisions that directly protect people, assets, and business continuity. The Technician I where accurate diagnosis and decisive action are essential to prevent downtime and ensure safe performance. As a key steward of property conditions and infrastructure, this position supports the district’s growth by ensuring that facilities remain fully functional, safe, and ready to scale with future operational needs.

Requirements

  • 4-7 years of facilities maintenance experience, or equivalent military/technical trades experience, with demonstrated competency in at least three core system (e.g., electrical, HVAC, mechanical, welding, or plumbing). Candidates must have proven ability to work independently, operate large commercial equipment unsupervised, and make informed technical decisions that balance safety, urgency, and long-term asset health.
  • Must have a working technical knowledge of one or more of the following systems: Electrical HVAC Mechanical Plumbing Welding

Responsibilities

  • Promote a safety-first culture by modeling safe behaviors and reinforcing expectations with others; Develop safety inspection scorecard, conduct random property inspections and share results with Facilities Supervisor.
  • Maintain safety as the top priority in all tasks, decisions, and work environments.
  • Identify, report, and eliminate hazards in real time to prevent accidents or equipment damage.
  • Conduct regular inspections to ensure safe conditions for employees, visitors, and vendors.
  • Make independent decisions to stop or adjust work when unsafe conditions are present.
  • Adhere to Preventative Maintenance Schedule.
  • Assess, diagnose, and repair building and mechanical systems—including HVAC, electrical, and plumbing—with the (Competent) skill level.
  • Determine root causes of system failures and take action or escalate to resolve issues promptly.
  • Operate, maintain, and troubleshoot large equipment and critical systems in adherence to processes, SOPs and leader direction.
  • Perform preventive and corrective maintenance in alignment with Maintenance SOPs.
  • Monitor system performance and identify trends that indicate potential failure or inefficiency.
  • Maintain accurate operational records, logs, and documentation related to system performance and repairs.
  • Verify quality of vendor work, ensuring compliance with safety standards and operational requirements.
  • Maintain documentation of vendor activity, inspections, and service outcomes.
  • Collaborate with property management to prioritize maintenance needs and meet operational goals.
