Reporting to the Facilities Technician II will be responsible for building mechanical maintenance requiring problem solving skills, individual initiative, independent judgment and assist with the development of the team of facilities technicians. This is a hands-on position responsible for effective and efficient operation of equipment along with complex-level repairs, troubleshooting and preventive maintenance of equipment and systems. The technician must be able to work both independently and as a team leader and must possess considerable independent judgement and innovation to solve challenging and complex issues and an ability to react to change productivity. Additional responsibilities include, but not limited to: Take direction from the Facilities Manager and Supervisor. Operate and maintain critical and non-critical building equipment and systems. Responsible for providing technical expertise and leadership in mechanical and electrical support systems related to maintenance, troubleshooting, and daily operation including emergency power, HVAC, plumbing, carpentry, and fire protection equipment. Assist with the planning, scheduling, and execution of all mechanical corrective issues to ensure resolution while minimizing risk; properly communicate issues to the appropriate chain of command. Troubleshoot and document technical issues, escalate as appropriate, and ensure complete issue resolution. Respond to emergencies and critical issues as necessary and support a team approach to all activities. Participate in the development, review, and execution of operating procedures Perform quality control reviews of processes and completed projects to ensure accuracy, clarity, and continual improvement Assist with writing the preventative maintenance programs for equipment. Assume an ownership stake in the ongoing evolution and operation of the facility Computerized Maintenance Management System (CMMS) Audit CMMS work-orders, equipment history records, and schedules to help maintain 100% accuracy in documentation Assist with the development, continued improvement, and enforcement of standards and policies Assist the Facility Manager/Facility Supervisor to manage assigned workflow tasks in order to provide timely turnaround Maintain strict adherence to change control activities Participate in facility training programs by contributing to content/expertise on a regular basis Help manage access and documentation of outside contractors Ensure all vendors and customers are abiding by critical facility work rules Ensure facility rounds and shift-turnover sheets are completed and filed appropriately at the beginning/end of each shift Assume a lead role in managing certain aspects of the day-to-day operation (Ordering supplies, receiving and accounting for supplies, setting the training calendar, etc.) Assist with the provisioning of new customer services (cabinets, power, fiber, other services), as required Perform and maintain day-to-day operations on general maintenance such as floor and ceiling tile, light bulbs, water faucets, flushometer valves, clean and repair drains, remove and install whiteboards, replace water filters, repair windows and replace glass, repair locks, door and window hardware, roof repairs, overhead doors, low voltage, 240v or less electric motors, floor scrubber, and other repairs as instructed. Open, repair, maintain, and install all types of locks, doors, or related electronic interfaces and assemblies to ensure efficient doors function in compliance with applicable life safety regulatory requirements. Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities. Have flexibility in work hours to cover other shifts Adhere to all federal, state, and local safety laws Maintain work area in an organized and clean manner. Transports goods or equipment utilizing a company vehicle, as required. Other similar and/or related duties as assigned.
