The Facility HVAC Technician keeps the plant comfortable and production running by performing preventive and corrective maintenance on all air‑conditioning systems and providing basic upkeep for process chillers and compressed‑air dryers. The role combines hands‑on repair work with routine inspections and documentation to ensure equipment operates safely, efficiently, and in full compliance with local codes. DESCRIPTION • Perform scheduled preventive maintenance on rooftop and split AC units, including filter changes, belt adjustments, coil cleaning, and refrigerant checks. • Troubleshoot and repair HVAC components—compressors, motors, contactors, sensors, valves, and thermostats—to quickly restore service. • Carry out basic servicing on water‑cooled and air-cooled chillers: oil level checks, condenser/evaporator cleaning, and monitoring operating pressures and temperatures. • Inspect and maintain desiccant and refrigerated air dryers: replace desiccant cartridges, drain condensate traps, verify dew‑point readings, and ensure proper cycling. • Calibrate controllers and monitoring devices to maintain temperature and humidity set‑points critical to production quality. • Maintain accurate service logs, work orders, parts usage records, and refrigerant tracking logs in the CMMS. • Support installation and start‑up of new HVAC, chiller, and dryer equipment; verify that contractors follow site safety and quality standards. • Respond to HVAC‑related emergency calls during and outside normal shifts as part of the on-call rotation. • Follow all OSHA, EPA, and local code requirements regarding lockout/tagout, refrigerant handling, confined space entry, and PPE. • Recommend improvements that reduce energy consumption, extend equipment life, and lower maintenance costs.
