Summary: Responsible for maintenance supervision and hands-on support for specific repairs to building related systems/equipment including HVAC, boilers, water towers, chillers, pumps and compressors, fire pump and sprinkler system, etc. Responsible for providing maintenance supervision and support to all building systems in both the Orange and Fairfield facilities.

Requirements

  • High school diploma or general education degree (GED); one to three years related experience or training; or equivalent combination of education and experience.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of vendors or employees of organization.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.

Responsibilities

  • Coordinate general electrical maintenance to include replacement of pump motors and controls, lighting circuits, switches and thermostats, electrical troubleshooting, and circuit modification.
  • Coordinate general plumbing maintenance to include repair or replacement of pumps and circulators, water filters, water supply and drain lines for both chilled water and hot water systems.
  • Coordinate general plumbing maintenance to include repair or replacement of all HVAC equipment inkling air handlers, roof top units, ceiling mounted units, chillers, water tower, BMS, etc.
  • Coordinate the completion project work as required, including budgeting, planning, scheduling, and oversight.
  • Coordinate general maintenance support for air compressors, air receivers, coalescing filters, air dryers and general plant compressed air system.
  • Coordinate routine PMs as scheduled on building related systems and identify component requiring maintenance or repair outside of the normal schedule.
  • Supervise all janitorial functions for the plant, corporate office, cafeteria and blending operations.
  • Coordinate the maintenance for all exterior grounds including landscaping, snow removal and all parking lot maintenance.
  • Responsible for all cosmetic upkeep such as painting and drywall repair and the coordination of such repairs
  • Direct and control plans and specifications for outside contracting work, including bidding process, priority, budgeting and safety.
  • Coordinate the setup and cleaning of all company events
  • Coordinate the maintenance of the company pickup truck and company box truck.
  • Perform additional duties as required.
  • Ensure that all personnel are working in a manner consistent with R. C. Bigelow Safety Standards.
  • Work with Safety Coordinator to arrange safety training for all personnel in LO/TO, MSDS, HAZCOM and all related plant safety programs.
  • Assist all personnel in the reporting and correction of any potential safety hazard.
  • Responsible for OSHA exposure of contractors.
  • Responsible for facilitating Fairfield Operations EHS Pillar team.
  • Client contact for outside security company overseeing security operations.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
