Requirements

  • 5+ years of facilities, property maintenance, or R&M management experience in a multi-site environment.
  • Proven experience leading and scaling maintenance teams across multiple states/regions.
  • Strong knowledge of building systems and repair categories (HVAC, plumbing, electrical, structural, life safety).
  • Demonstrated success improving processes and controlling costs in a high-volume portfolio.
  • High proficiency with CMMS/work order systems, maintenance reporting, and vendor tracking.
  • Excellent leadership, communication, and stakeholder management skills.

Responsibilities

  • Lead the R&M function
  • Lead, coach, and support the R&M team responsible for daily maintenance operations across a large, multi-state portfolio.
  • Ensure adequate staffing coverage, including scheduling, workload balancing, and escalation support.
  • Build a culture of safety, responsiveness, and continuous improvement.
  • Own team performance through KPI management.
  • Establish, track, and coach to key metrics including work order cycle time, first-time fix rate, emergency response time, cost per unit/property, repeat-repair rate, resident/tenant satisfaction, and vendor scorecards.
  • Deliver regular performance reporting and corrective action plans.
  • Oversee daily maintenance operations.
  • Ensure preventive, routine, and emergency work orders are triaged, assigned, completed, and closed out accurately and on time, with strong communication standards.
  • Standardize and optimize processes.
  • Build and roll out scalable SOPs, tools, and workflows that improve efficiency, reduce friction across markets, and create consistent repair outcomes.
  • Control R&M spending and budget performance.
  • Develop/track budgets, monitor variance, identify cost drivers, and implement savings strategies while protecting asset condition and service quality.
  • Manage vendor network and contracts.
  • Source, onboard, and evaluate multi-state vendors; negotiate pricing and service agreements; enforce SLAs/KPIs; and resolve performance gaps quickly.
  • Audit quality, safety, and compliance.
  • Conduct routine inspections and file reviews to ensure workmanship, documentation, and regulatory standards are met across all locations.
  • Handle escalations and serve on-call after hours.
  • Participate in an after-hours on-call rotation to support urgent maintenance issues, ensure rapid resolution, and coordinate follow-up actions to prevent recurrence.
