About The Position

Incumbents of this classification perform a wide variety of maintenance tasks and repairs to facilities utilizing knowledge and skill in general facilities maintenance and in Heating, Ventilation, and Air Conditioning (HVAC). He/She will be primarily responsible for maintaining HVAC cooling systems; identifying repair and/or replacement needs; providing necessary information on the proper uses of equipment and assisting other skilled trades as required. The incumbent should be familiar with various control systems (DDC for INAC). The incumbent may be assigned to perform a wide variety of tasks within other building maintenance skilled crafts that do not require a specific license or certification.

Requirements

  • Applicants must have a high school diploma or GED and must have at least (A) four years of experience in commercial/residential construction or maintenance and (B) of which at least one year must have been in a supervisory capacity and (C) must have graduated from a qualified trade school in the appropriate craft.
  • Incumbents are required to be licensed as one or more of the following: 1. A Commonwealth of Massachusetts Construction Supervisors License issued by the Massachusetts Office of Public Safety and Inspections; 2. A Commonwealth of Massachusetts Licensed Refrigeration Technician - H.V.A.C. issued by the Massachusetts Office of Public Safety and Inspections; 3. A Commonwealth of Massachusetts Licensed Pipefitter - minimum Journeyman Level issued by the Massachusetts Office of Public Safety and Inspections; 4. A Commonwealth of Massachusetts Licensed Oil Burner Technician - minimum Journeyman Level issued by the Massachusetts Department of Fire Services; 5. A Commonwealth of Massachusetts Licensed Sprinkler Fitter - minimum Journeyman Level issued by the Massachusetts Board of State Examiners of Plumbers and Gas Fitters; 6. A Commonwealth of Massachusetts Licensed Electrician - minimum Journeyman Level issued by the Massachusetts Board of State Examiners of Electricians; 7. A Commonwealth of Massachusetts Licensed Plumber - minimum Journeyman Level issued by the Massachusetts Board of State Examiners of Plumbers and Gas Fitters; 8. A Massachusetts Department of Transportation Welder Qualification Test Record and the Welder Qualification Certificate (Green Card) is required for field welders.
  • Incumbents must possess a current, valid Class D vehicle operator's license that is maintained in good standing, or an equivalent license from the state in which s/he resides.

Responsibilities

  • Investigates building equipment or structures to identify causes of breakdown or malfunction and repair.
  • Plans and organizes work to be performed and verifies that all necessary materials and parts are available.
  • Reports breakdowns, deterioration or malfunction of facility and structures equipment to supervisor as noted during inspections and may recommend remedial action and/or the use of new materials and equipment.
  • Performs diversified building, grounds and bridge maintenance work below the journeyman level when not engaged in work of primary craft.
  • Prepare reports on materials, equipment and time involved on various maintenance projects as requested.
  • Interprets and/or draws up sketches, patterns, blueprints, instructions and/or layouts of work to be done.
  • Confers with facility occupants, various department heads or supervisors regarding handling of emergencies, the feasibility of performing repair or alterations and the scheduling of work.
  • Provides technical assistance to other employees.
  • Provides instruction for subordinates regarding handling of emergencies, the feasibility of performing repair or alteration and the scheduling of work.
  • Inspects buildings, systems, and equipment to monitor proper operations determine need for repairs.
  • Reads and interprets blueprints, sketches, instructions, manuals, or layouts to understand maintenance/repair/construction work to be done.
  • Schedules installation, maintenance, and/or repair work by conferring with supervisors and other department personnel to determine location of equipment and appropriate time to complete the project.
  • Estimates length of time, cost of materials and manpower needed by using current market rates and man-hour output to develop a work project budget.
  • Handles complaints/issues from facilities occupants and takes appropriate corrective action.
  • Performs related work such as making and assembling metal ducts and chassis parts for heating, air-conditioning and refrigeration systems; drilling holes for mounting brackets; screwing, bolting, riveting, and welding parts to assemble structural and functional components such as motors, controls, switches, and gauges; and installing shells and cabinets of systems.
  • Installs heating, ventilating, air-conditioning and refrigeration equipment, including controls and related fixtures such as air and water filters and piping by using refrigeration, pipefitting and structural layout techniques, blueprints, appropriate machines, tools and work aids in order to join tubing or pipes; cut and thread pipes; solder or braze joints; mount compressor and condenser units; connect motors, compressors, temperature controls, humidity controls and circulating ventilation fans to electrical power sources.
  • Maintains and repairs equipment by replacing worn or defective parts such as switches, fuses, thermostats.
  • Receives specific assignments and obtains materials and special tools from stock as required.
  • Uses all standard and special tools required of primary craft and all standard tools required of other crafts as necessary.
  • Reads and interprets written instructions, diagrams, and maintenance manuals.
  • Constructs, assembles, repairs and/or adjusts facility maintenance equipment.
  • Reports under emergency conditions as needed (i.e., utility breaks, system/equipment failure, etc.)
  • Prepares requisitions for supplies and equipment as needed.
  • Maintains record (hard copy and/or electronic) on such matters as work completed, materials used timesheets, issues found, etc.
