Job Role SummaryEntry–intermediate generalist who performs routine maintenance, preventive tasks, and basic repairs across major building systems to support clinic, lab, and administrative facilities. Works safely, documents accurately in CMMS, and develops skills toward a specialty.
Day in Life:
Start the day by reviewing CMMS work orders, gathering tools and materials, and traveling to assigned sites. Complete routine PMs, including filter changes, lubrication, lamp/faucet/ceiling tile replacements, and minor patch/paint repairs. Assist higher-level technicians on more complex HVAC, electrical, plumbing, fire/life-safety, and building envelope work. Throughout the shift, follow safety procedures, keep work areas clean, and close out work orders with accurate time, parts, and simple technical notes in CMMS.

Requirements

• High school diploma or GED.
• 0–3 years of maintenance, construction, or trades experience (facilities helper, general laborer, or similar).
• Vocational/technical training in a building trade may substitute for some experience.
• Willingness to learn multiple trades in a healthcare/public-health environment.
• Valid driver’s license; ability to travel between sites as needed.
• OSHA 10 (or equivalent safety training) within 6 months of hire.
• Safe use of hand/power tools; basic electrical/plumbing/mechanical awareness; safe lifting and ladder use; ability to read simple work instructions, safety labels, and basic diagrams.
• Reliability, punctuality, housekeeping, time management, customer service mindset, and willingness to ask questions/seek guidance.
• Ability to use email, CMMS, and mobile apps to receive/complete work orders and checklists with accurate entries.
• Understand and follow basic safety rules, PPE requirements, and infection-prevention practices in clinics and labs.

Responsibilities

• Perform routine PMs including filter changes, lubrication, minor inspections, and simple adjustments.
• Complete basic repairs such as ceiling tile replacement, touch-up paint, door/hinge/closer adjustments, and basic fixture swaps (e.g., faucets, outlets/covers, dispensers).
• Care for tools and test equipment; maintain organization and cleanliness of mechanical rooms, shops, and storage areas.
• Assist Maintenance Technician II and Senior technicians with HVAC, electrical, plumbing, fire/life-safety, BAS, or building envelope tasks.
• Follow written and verbal directions to support shutdowns, inspections, and minor system interventions safely.
• Learn building systems and begin developing a specialty focus through on-the-job training and mentoring
• Support emergency response and after-hours assignments; other duties as required.
