Under the leadership of the Executive Director supervises the Maintenance and Housekeeping staff and daily systems operations. Responsible for overseeing the care, cleanliness and maintenance of all aspects of the community’s physical plant to include maintaining an effective preventative maintenance program; the coordinating of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines.

Requirements

  • High School diploma or equivalent with formal training in either vocational school or apprenticeship program and a minimum of five years of maintenance experience.
  • Minimum three years’ supervisory experience in a similarly sized facility.
  • Knowledge of tools, equipment, machines used on the job.
  • The ability to speak, read and comprehend the English language
  • Must have thorough understanding of all building systems and their interdependence.
  • Must have working knowledge of refrigeration, HVAC, electrical and plumbing systems.
  • Must be able to read and work from blueprints and be experienced in construction trades.
  • Be able to conduct independent assessments of a contractor’s compliance with requirements of Scope of Work.
  • Possess financial management practices and the application of contractor resources to meet commitments to the quality, safety, cost, and schedule.
  • Must be knowledgeable about the use, maintenance and repair of hand and power tools.
  • Must be willing to work as a member of a team and be willing to work flexible hours.
  • Must recognize and identify priorities as problems occur and take swift and appropriate action.
  • Must be flexible and adapt easily to changes in work assignments
  • Must have effective written and verbal communication skills and relate well with others.
  • Must be available for emergencies.
  • Completion of a background check.
  • May also include physical, TB test, fingerprint, and drug screen per state/local guidelines.

Responsibilities

  • Directly supervises three to four employees and any facility-related contract services (i.e.- security, grounds) or vendors.
  • Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
  • Direct supervision of the Facilities Department, involving responsibility for results in terms of cost, methods, and personnel.
  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Maintains equipment, building, utilities and grounds with an adequate preventative maintenance program.
  • Arrange for maintenance contracts as necessary.
  • Advise and consult with the Executive Director in short- and long-range planning to ensure that community physical plant and grounds are maintained in a good state of repair and that the community projects a good visual image to the community at large and on maintenance schedules and progress.
  • Provide residents and staff with a timely and effective response to service requests.
  • Coordinates and assigns work assignments, and allocation of resources.
  • Monitors employee attendance and work progress records.
  • Orders supplies, materials, and equipment as necessary.
  • Performs maintenance work, carpentry and facility-related duties as necessary.
  • Understands the policies and procedures, Team Member Handbook, and all relevant forms.
  • Responds to emergencies as needed.
  • Maintain all fire and life safety equipment.
  • Conduct scheduled alarm tests, fire drills and safety inspections.
  • Ensures that incident reports are completed.
  • Records and reports any problems or complaints.
  • Ensures compliance with applicable OSHA workplace safety requirements and that safety and environmental requirements are observed, as well as related record keeping.
  • Works other shifts and relieves at reception desk, as needed.
  • Works with vendors and subcontractors and meets with regulatory agencies and inspectors as necessary.
  • Other duties as assigned or may be necessary in an organization having overlapping roles and responsibilities.
