About The Position
Alpha Fraternity Management is seeking a full-time Facilities Maintenance Manager to oversee our properties in Michigan. This role is crucial in ensuring that our facilities provide a safe and quality housing experience for college students. The Facilities Maintenance Manager will be responsible for performing walk-through inspections of the properties, both scheduled and unannounced, to assess the general condition of each facility, including its safety, plumbing, electrical, and mechanical systems. This position requires excellent communication skills, as the manager will serve as the representative for property owners and residents, facilitating interactions and addressing any concerns that may arise. In addition to inspections, the Facilities Maintenance Manager will oversee all security systems, building access, regular maintenance, repairs, cleaning services, and lawn and snow services. The manager will also coordinate resident move-ins and move-outs, ensuring that all processes run smoothly. The role may involve assessing building systems such as HVAC and plumbing, and while licensing is not required, the ability to make minor repairs or coordinate with contractors is essential. The manager will act as the property’s representative during inspections by city officials, fire department personnel, and insurance company representatives. The Facilities Maintenance Manager will also be responsible for organizing and leading annual orientation meetings for student residents, providing them with essential information about the facilities and services available. Availability for urgent or emergency situations is expected, which may occur approximately twice a month. Many of these situations can be managed remotely without the need for a physical presence at the property. Familiarity with property management software such as Rent Manger or Yardi is preferred, and candidates who complete a skills assessment will be given preference.
