Supervises employees including hiring, training, performance appraisal and work allocation. Plans, organizes, schedules and supervises the work duties of assigned staff in conjunction with all incoming notifications requesting work and prepare job orders accordingly. Ensures work and projects are in compliance with respective safety codes, environmental, hazardous waste, and any other safety requirements. Development and oversight of department budgets inclusive of operation & maintenance and capital. Oversight of annual contracts, i.e., waste management, pest control, custodial services, HVAC services, etc. Provides project status reports to NTUA Management as warranted. Conduct annual housing and building inspections for any unsafe areas, repairs, or renovation. Monitors maintenance workers to ensure work is being performed as planned and inspects work for completeness. Orders materials, supplies, tools and equipment in compliance with the Authority's procurement processes. Coordinates facilities maintenance activities with internal and external customers company-wide, i.e. management, supervisors, vendors, contractors, etc. Check Notification and work orders and make changes as needed. TECO Work Orders, turn in Project Packet, check all time sheets and close out projects. Assist maintenance workers with the daily maintenance operations as needed. Ensures customer complaints and problem issues are addressed and resolved. Give tailgate briefing on activity for the day and work assignments. Make short and long range recommendations regarding the staffing and labor distribution. Make sure time is entered on daily timesheets. Performs other duties as assigned or requested.
