The Facilities Technician (HVAC) is responsible for the installation, maintenance, troubleshooting, and repair of heating, ventilation, air conditioning, and refrigeration systems within the facility. This role ensures optimal performance of climate control systems to maintain safe, comfortable, and efficient working environments. The technician will also support general facilities maintenance activities as needed, including preventive maintenance tasks, equipment inspections, and coordination with external vendors. This position requires a strong understanding of HVAC systems, diagnostic tools, and applicable safety standards. The ideal candidate is a self-starter with strong technical skills, attention to detail, and a commitment to operational excellence in facilities management.

  • Troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVAC
  • Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices
  • Installation and modification of building equipment and systems
  • Replace and repair buildings such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment
  • Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or opportunities
  • Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance
  • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.
  • Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assigned
  • Perform carpentry and snow removal when necessary
  • Respond immediately to emergency situations and customer service requests as assigned
  • Ability to use technology such as smartphones, tablets, computers, web-based applications, building automation systems, etc.
  • Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits
  • Complete all required C&W Safety Training as scheduled monthly/annually
  • Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours
  • May be the only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by on-call duties
  • This position requires significant HVAC repair and mechanical troubleshooting skills.
  • High School Diploma or GED required. Technical school certification or associate degree in HVAC or related field preferred.
  • Minimum 3–5 years of experience in HVAC installation, repair, and maintenance in a commercial, industrial, or institutional environment.
  • Valid EPA Section 608 Certification (Type II or Universal) required.
  • Experience with Building Automation Systems (BAS) and Energy Management Systems is highly desirable.
  • Proven ability to diagnose and repair HVAC systems including RTUs, chillers, boilers, VAV systems, and air handlers.
  • Familiarity with local, state, and national HVAC codes, standards, and safety regulations.
  • Basic understanding of plumbing, electrical, and general building maintenance a plus.
  • Valid driver’s license and clean driving record are required.
  • MUST pass a hair follicle drug screening.
  • Technical Proficiency: Strong knowledge of HVAC systems, components, controls, and diagnostic procedures.
  • Problem Solving: Ability to troubleshoot and resolve complex HVAC and facilities-related issues efficiently and independently.
  • Preventive Maintenance: Skilled in executing routine and scheduled maintenance tasks to ensure optimal system performance and longevity.
  • Safety Awareness: Solid understanding of OSHA regulations, HVAC safety standards, and proper use of PPE and lockout/tagout procedures.
  • Building Systems Knowledge: Familiarity with building automation systems (BAS), energy management systems, and computerized maintenance management systems (CMMS).
  • Communication: Strong verbal and written communication skills for interacting with team members, supervisors, and outside vendors.
  • Time Management: Ability to prioritize and manage multiple tasks in a fast-paced environment, sometimes with minimal supervision.
  • Teamwork: Works effectively both independently and as part of a cross-functional facilities or maintenance team.
  • Adaptability: Capable of responding to emergency calls, after-hours maintenance needs, and adjusting to shifting priorities.
  • Basic Computer Skills: Proficient in using mobile devices, email, and maintenance software for work orders, scheduling, and reporting.
