May include occasional weekend and/or evening hours as assigned. This position is nonexempt and reports to the Property Manager. Environment: Generally, this position operates in a housing property. Typical hours are 8:00 AM to 4:00 PM, Monday through Friday. The Facilities Assistant must be able to work any of the seven days of the week as necessary to complete assigned duties. This position may also require on-call seasonal availability for snow/ice removal coverage based on site-specific requirements and practices. Core Competencies: To perform this job successfully, an individual must be able to meet or exceed the following; Display discipline in managing time and attention to assigned tasks or projects. Exercise prudent stewardship of agency resources. Demonstrate ethical and professional behavior at all times. Engage with trauma-informed care approach and practice principles. Recognize and display ability to de-escalate and resolve conflict as necessary. Maintain cleanliness of the property, including indoor and outdoor spaces. Be able to make a unit ready within 7 days. Complete light maintenance tasks and follow instructions from leads. Respond to general work orders as assigned within specified timelines.

Requirements

  • High School Diploma (or equivalent) is required.
  • Must be able to read, write and communicate English fluently.
  • Basic knowledge of cleaning methods, tools, and materials.
  • Must be able to successfully and effectively communicate with a variety of personnel.
  • Ability to perform light maintenance and grounds keeping tasks.
  • Ability to work independently and manage time effectively.
  • Physical ability to lift, bend, stand, and work indoors and outdoors in varying conditions.
  • Must have a general knowledge on the following: Appliances Electrical Systems Painting/Wallpapering Skills Pest Control(as required)

Nice To Haves

  • Previous janitorial, custodial, or facilities experience preferred.

Responsibilities

  • Perform painting tasks, including surface preparation, touch-ups, and repainting of units and common areas as needed to maintain a clean and presentable appearance.
  • Clean and sanitize restrooms, offices, common areas, hallways, and other assigned spaces.
  • Sweep, mop, vacuum, and wax floors; clean windows, walls, and fixtures.
  • Collect and dispose of trash and recycling according to procedures.
  • Works closely with office staff to ensure that apartment units are ready for showing and for resident move-in, according to property rent-ready standards and as scheduled.
  • Maintain outdoor areas including mowing, trimming, edging, leaf removal, and snow/ice removal as needed.
  • Wears and uses safety equipment, as required.
  • Under the direction of the Property Manager, completes safety inspections and adheres to company key control policies.
  • Perform light maintenance tasks such as changing light bulbs, replacing filters, tightening hardware, minor painting, and basic repairs following lead instructions.
  • Complies with all federal, state and local safety regulations, including OSHA, EPA, Workers Compensation and Hazard Communications.
  • Ensures that all hazardous materials are properly labeled, stored and handled.

  • Monitor building conditions and report maintenance or safety issues to appropriate personnel.
  • Set up and break down rooms for meetings or events as required.
  • Safely operate cleaning equipment, hand tools, and basic power tools.
  • Strictly adheres to the property key control policy, changes locks, cuts and dispenses keys.
  • Under the direction of the Property Manager, regularly inspects property for safety and security issues, including, but not limited to non-functioning lights, ground and trip hazards, broken fences, exposed wiring, pot holes and sewer line breaks.
  • Adhere to customer service standards.
  • Works to ensure that resident maintenance issues are dealt with in a timely manner and that proper follow-through is done.
  • Follow all safety guidelines and use cleaning chemicals properly.
  • Assist in completing work orders under the direction of the Property Manager or lead staff.
  • Other Duties : As assigned by Property Manager.
