About The Position

The Estimator / Project Manager (E/PM) is a hybrid role that owns the project life-cycle from initial bid through close-out. You will prepare accurate estimates and compelling proposals, convert awarded work into fully organized project packages, and then lead field execution—managing costs, schedule, safety, and client relations every step of the way.

Requirements

  • 3 + years of estimating and/or project-management experience in commercial fence, civil, or general construction.
  • Proficiency with digital take-off software (e.g., Bluebeam Revu, Planswift) and MS Excel cost-buildup spreadsheets.
  • Working knowledge of contract terms, submittals, and construction safety requirements.
  • Strong interpersonal and negotiation skills; able to maintain positive client and vendor relationships.
  • Organizational discipline to manage multiple bids/projects concurrently and meet tight deadlines.
  • Valid driver’s license and willingness to travel to regional job sites as required.
  • Split time between office (estimating, paperwork) and field/site visits.
  • Ability to read plans at a desk and perform on-site walks (uneven terrain, active construction areas).

  • Bachelor’s degree in Construction Management, Engineering, or related field preferred (equivalent experience accepted).

Responsibilities

  • Analyze RFPs, architectural/civil drawings, and specifications.
  • Perform detailed digital take-offs (linear footage, gate counts, hardware, concrete, etc.).
  • Build cost sheets: labor, materials, equipment, subcontractors, and general conditions.
  • Identify risk factors, clarifications, and exclusions.
  • Draft scope letters and formal proposals; participate in bid reviews.
  • Convert winning bids into project set-up packages.
  • Prepare and submit submittals, shop drawings, product data, and compliance paperwork (safety plans, bond requests, insurance certificates, owner/GC pre-qualification forms).
  • Create project file structure in the company’s project-management platform.
  • Coordinate kickoff site visits with the Superintendent to verify scope, layout, and site logistics; refine baseline schedule.
  • Procure materials and equipment; track delivery dates against schedule.
  • Work with Superintendent to assign crews and monitor labor productivity.
  • Issue and negotiate change-order pricing; maintain an up-to-date change log.
  • Serve as primary point of contact for clients, GC superintendents, and inspectors.
  • Manage Schedule of Values (SOV), monthly pay applications, and lien releases; ensure timely invoicing and cash flow.
  • Track project costs vs. budget; forecast final cost to complete.
  • Support punch-list resolution, close-out documentation, and warranty hand-off.
