About The Position

The Float Environmental Services Technician assists Environmental Services Managers with the overall physical plant, environment, maintenance and cleanliness of the internal community buildings and external community grounds. Our communities function similar to a beautiful hotel or private club and this position ensures immaculate surroundings and exceptional customer service. The Float Environmental Services Technician is responsible for providing exceptional customer service, utilizing courtesy, dignity, and respect in all the following responsibilities: Float to support all 9 (nine) locations in Minnesota, with the potential for periodic travel to support communities in Wisconsin and Pennsylvania, completing apartment turns and filling in for PTO, open maintenance, and open housekeeper positions. Schedule will vary week-to-week and may require last minute changes based on building emergencies Complete assigned work under the direction of the Environmental Services Manager (ESM) when in each respective community Assist the housekeeping team Assist with grounds and building maintenance projects Assist with furniture movement for community event set-up/tear-down and model apartments Appreciation of working with a community centered around purpose and wellbeing for seniors Ability to interact and have patience with elder resident concerns Adhere to Resident Bill of Rights and Vulnerable Adult Act Develop relationships with residents and respond respectfully to housekeeping and maintenance issues Assist in creating an environment that encourages hospitality, teamwork and strong communication with residents and fellow team members Act as a daily representation of The Waters community; team members are expected to maintain a high standard of professionalism in appearance and adhere to the Uniform Policy Assist to ensure all preventive and corrective maintenance work orders are completed on a timely and thorough basis, including, but not limited to, heating, ventilation and air conditioning (HVAC), plumbing, electrical repairs, furniture and/or equipment repairs, picking up trash, keeping common areas neat, sweeping walks and curbs, watering lawn, trees, shrubs, and flowerbeds, shoveling walks, applying ice melt Complete all duties regarding make-ready/vacant apartments; including general plumbing and basic electrical needs of the property to include minor drywall damages, window screens and blinds, replacing/fixing light bulbs, light switches, garbage disposals, fixtures, locks, etc. Document status in TELS unit turn checklist Installation of appliances such as stoves, refrigerators, washers and dryers, inspect mechanical and storage rooms, toilets, sinks, vanities and disposals, caulking, gutters, down spouts and connecting hoses Document work in TELS with completed work orders and detailed notes

Requirements

  • High School Diploma or equivalent
  • Minimum of 2 years of experience in building maintenance field, preferably in the hospitality industry or a senior living community
  • Must have ability to self-direct
  • Computer literate including MS Word, Excel, PowerPoint, and Outlook required
  • Ability to multi-task in a fast-paced environment and use independent judgment
  • Willingness to perform all required tasks
  • Ability to read, write, and follow oral and written directions in English at a level necessary to accomplish the job
  • Must have valid driver's license and reliable transportation
  • Able to lift 50 pounds
  • Able to stand, walk, climb stairs, reach, push, pull, carry, bend and squat
  • Able to withstand external weather conditions

Nice To Haves

  • Experience in carpet cleaning, floor care, drywall and painting strongly preferred
  • Knowledge of carpentry, electrical, and mechanical systems preferred
