About The Position

The Entitlements Manager at Beazer Homes is responsible for managing land assets from project inception through model opening. This includes conducting technical feasibilities, securing necessary entitlements, engineering plans, permits, and other governmental approvals needed for land development and home construction. The role involves bidding and hiring contractors and consultants for land development and engineering work, ensuring compliance with various regulations and managing project timelines.

Requirements

  • Bachelor's Degree in Civil Engineering, Urban Planning, Architecture, Construction Management or similar discipline preferred.
  • 3-5 years minimum prior experience in Civil Engineering, Architecture, Landscape Architecture, Public Planning, or Forward Planning.
  • Familiarity with dealing with Governmental Agencies and Project Management.
  • Exceptional written and verbal communication skills.
  • Strong time management skills and ability to manage multiple priorities efficiently.
  • Attention to detail and ability to work with minimal supervision.
  • Intermediate computer skills, particularly in Excel and Microsoft Project.
  • Solid understanding of Civil Engineering Principles and fundamental Real Estate and Urban planning concepts.

Nice To Haves

  • Experience with low impact development practices.
  • Knowledge of architectural permits and processes.

Responsibilities

  • Research and prepare fee & tech and development budgets for new properties.
  • Develop project timelines for new community openings.
  • Review, analyze, and summarize all risks related to environmental, political, entitlement, engineering, and development.
  • Review and process tentative maps, Land Use Plan revisions, zoning changes, and civil engineering plans.
  • Manage the approval process with staff and elected bodies.
  • Contract and manage a team of consultants including civil engineers, landscape architects, and land use attorneys.
  • Prepare and process all conceptual and construction drawings for project architectural products.
  • Prepare and maintain fee & tech and development budgets and communicate budget status to accounting personnel.
  • Serve as Director on Homeowner Association and Condominium Boards and attend HOA meetings.
