The position involves maintaining and repairing the HVAC systems of buildings, which includes replacing worn or defective parts such as motors, switches, fuses, contacts, and wiring. The role requires an understanding of Building Automation Systems to identify problems and present proactive solutions. A working knowledge of DDC controls is essential, as well as the ability to measure superheat temperatures and make necessary adjustments. The technician will operate refrigerant recovery equipment, vacuum pumps, charging equipment, and service gauges. Additional responsibilities include replacing burned-out light bulbs, checking electrical circuits, repairing dimmers, refrigeration controls, and contacts. The role also involves wiring motors and motor controls, fabricating office partitions, doors, cornices, counters, panel walls, and ceilings, and performing maintenance on locks and locking devices. The technician will install, connect, and test sanitary plumbing fixtures, fire sprinklers, hydraulics, refrigeration, various gases, steam, and other pressure systems. Water-testing treatment for boilers and chillers is also part of the job, along with performing preventative maintenance work orders according to a schedule and plan. Timely completion and submission of paperwork for CMMS updates and taking ownership of inventory and ordering spare parts and materials are also required.
