About The Position

The Industrial Services Preconstruction Manager will oversee the preconstruction phase for industrial projects, ensuring a seamless transition from initial concept to construction. This role requires a strategic thinker with a deep understanding of industrial services and construction processes who can effectively manage budgets, timelines, and client relationships.

Requirements

  • Bachelor's degree in construction management, Engineering, or a related field (preferred but not required).
  • Minimum of 5 years of experience in preconstruction management, preferably in the industrial services sector.
  • Expertise in civil construction techniques, materials, and regulations. Experience with site development, grading, and utilities.
  • Proficiency in concrete construction, including foundation work, slab-on-grade, and structural concrete elements. Knowledge of concrete mix designs and placement techniques.
  • In-depth understanding of structural steel fabrication and erection processes. Ability to interpret and coordinate steel shop drawings and ensure compliance with project specifications.
  • Experience with mechanical systems, including process equipment assembly and installation, and process piping. Ability to coordinate mechanical installations with other construction activities.
  • Knowledge of electrical systems, including power distribution, lighting, and control systems. Experience with electrical code compliance and coordination of electrical work with other trades.
  • Strong understanding of construction methods, materials, and technologies, as well as familiarity with relevant codes and regulations.
  • Ability to analyze complex data and make informed decisions. Proficient in interpreting engineering drawings and specifications.
  • Expertise in negotiating contracts and agreements with clients, subcontractors, and vendors to ensure favorable terms and conditions.
  • Ability to identify and implement innovative solutions to enhance project efficiency and quality.
  • Exceptional organizational skills with the ability to manage multiple projects simultaneously and meet deadlines.
  • Strong problem-solving capabilities to address challenges that arise during the preconstruction phase.
  • Understanding of financial principles related to construction, including cost control, cash flow management, and financial forecasting.
  • Meticulous attention to detail to ensure accuracy in project documentation, cost estimates, and scheduling.
  • Ability to adapt to changing project requirements and environments while maintaining focus and efficiency.
  • Strong leadership skills to inspire and guide the preconstruction team, ensuring collaboration and high performance.
  • Excellent written and verbal communication skills, with the ability to present complex information clearly and concisely to stakeholders.
  • Advanced proficiency in construction management software and tools, such as Heavy Bid, Bluebeam, and Microsoft Project. Preferred experience with HCSS Heavy Bid or similar estimating software as well as experience with HCSS Heavy Job or similar project control software.
  • Commitment to ethical practices and maintaining high standards of integrity and professionalism.

Responsibilities

  • Lead the development and implementation of preconstruction strategies for industrial projects, including feasibility studies, budgeting, and scheduling.
  • Prepare detailed cost estimates and budgets, ensuring alignment with project goals and client expectations. Monitor and control preconstruction expenses to maximize efficiency and profitability.
  • Serve as the primary point of contact for clients during the preconstruction phase, addressing concerns, providing updates, and ensuring high levels of client satisfaction.
  • Collaborate with architects, engineers, contractors, and other stakeholders to develop comprehensive project plans. Facilitate clear communication and information flow among all parties.
  • Identify potential risks and develop mitigation strategies to ensure project success. Conduct regular risk assessments and adjust plans, as necessary.
  • Prepare and maintain detailed project documentation, including contracts, schedules, budgets, and reports. Ensure all documents are accurate, up-to-date, and accessible.
  • Oversee and mentor preconstruction team members, fostering a collaborative and productive work environment. Provide guidance and support to ensure team members' professional growth and development.
