About the position

The Groundskeeper/Porter is responsible for the daily upkeep and maintenance of the apartment community, including buildings, landscaping, parking lots/structures, trash areas and common areas, and performs a range of duties to include but not limited to; painting, cleaning, removing items left behind in vacated homes, and pool maintenance. The Groundskeeper/Porter is responsible for conducting all job duties in accordance with company policy and all safety protocols, and supports the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement.

Responsibilities

  • Maintain the outside appearance of the apartment community, including buildings, landscaping, trash areas, and parking lots.
  • Daily cleaning of common grounds, including debris removal from grounds and all common areas.
  • Keep the street and parking lot curbing free of debris.
  • Hose out dumpster and keep area clean and free of debris.
  • Keep common area light globes clean and free of debris.
  • Keep pool decking and furniture hosed down as needed.
  • Arrange pool furniture daily in a neat and organized manner.
  • Empty trash receptacles and ash urns a minimum of once daily.
  • Sweep sidewalks, stairways, and breezeways to keep them free of debris.
  • Maintain landscaped areas free of debris.
  • Daily disposal of pet waste stations and cleaning of pet parks when applicable.
  • Daily upkeep of amenity spaces including playgrounds, basketball/sports courts, and tennis courts.
  • Paint curbing and maintain parking lot appearance.
  • Maintain operable condition of dumpsters.
  • Daily cleaning of leasing golf cart prior to office opening.
  • Help remove items left behind by vacating residents for storage and/or disposal.
  • Wear required uniform and name badge during work hours.
  • Maintain all equipment provided for the job and inform supervisor of repair needs.
  • Enforce community rules and regulations and comply with Fair Housing Laws.
  • Promote a professional image while communicating with employees, residents, and vendors.

Requirements

  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required.
  • Valid Driver's License and a good driving record.
  • Current motor vehicle insurance which meets State requirements.
  • Operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
  • Ability to wear a respirator and comply with FPI's facial hair policy.
  • Proficient in speaking, reading, and writing in English.
  • Basic computer skills (email, internet, etc.).
  • May be required to provide and maintain own tools.

  • Experience in hotel maintenance, facilities maintenance, or construction.
