About The Position

We are seeking an experienced District Maintenance Manager to oversee maintenance operations across a portfolio of multifamily residential communities throughout Massachusetts. This role is responsible for leading on-site maintenance teams, ensuring code compliance, managing building systems, and delivering an exceptional living experience for residents.

Requirements

  • 5+ years of maintenance or facilities management experience; multifamily housing strongly preferred.
  • Experience overseeing multiple properties or a regional maintenance portfolio.
  • Strong knowledge of Massachusetts building codes, fire/life safety requirements, and residential housing regulations.
  • Technical expertise in HVAC, plumbing, electrical, carpentry, and general building systems.
  • Experience with CMMS/work order platforms (Yardi, RealPage, AppFolio, etc.).
  • Valid driver’s license, reliable transportation, and willingness to travel within the district.

Nice To Haves

  • Certifications such as OSHA 30, CFC/HVAC, trade licenses, or related credentials are a plus.

Responsibilities

  • Lead, train, and support Maintenance Supervisors, Technicians, and third‑party vendors across multiple multifamily properties.
  • Oversee preventive, corrective, and seasonal maintenance programs for residential buildings, grounds, and mechanical systems.
  • Ensure apartment turnovers are completed efficiently and meet leasing timelines.
  • Maintain compliance with Massachusetts State Building Code, Fire Code, sanitary regulations, and local permitting requirements.
  • Manage maintenance budgets, control spending, and assist with planning and execution of capital improvement projects.
  • Conduct regular site inspections to ensure safety, code compliance, and consistent maintenance standards.
  • Support emergency response needs and provide on‑call leadership for urgent maintenance situations.
  • Partner with Property Managers and leadership to resolve escalated resident concerns and maintain high satisfaction scores.
