Summary of the Position: The Director of Vertical Transportation will be responsible for managing elevator performance at all buildings in the US Portfolio. The primary purpose of this position is to provide Class A elevator customer experiences. This position will be the single point of contact for our building managers, and elevator OEM’s and elevator consultants. In this position you will collect operational data on each car and use that to identify performance and cost trends and identify equipment or maintenance issues that can be cross fertilized among regions as needed and communicated back to Elevator OEM’s for product improvement. The position will also liaise with our construction department on new building projects. In this position you will be the internal expert and go-to problem solver for all technical and service-related issues for the company’s elevator and escalator fleet at existing assets. This position will also require the candidate to participate in redevelopment and ground up development projects. The candidate will be required to assist in the definition for the BOD, detailed drawing, and equipment reviews, assist with systems procurement as well as specific construction oversite of the systems as they are being installed. The candidate will also be required to become very involved with the regional engineering staff in overviewing and accepting the commissioning process and the hand over of the developments. Along with having technical expertise, the Director Vertical Transportation will lead and manage our consultants and vendors across multiple markets

Requirements

  • 10 or more years of pertinent experience
  • 4-year engineering (Mechanical or Electrical) degree strongly preferred
  • Strong understanding of Class A Office, Mixed Use and Residential buildings, with a demonstrated track record in large scale and complex projects, timely project delivery, cost control and customer satisfaction
  • Strong interpersonal and supervisory skills

Responsibilities

  • Manage the collection and reporting of all key elevator and escalator statics: maintenance hours, and costs, repair costs, mod costs, call backs, wait times, destination times, availability, and trip counts.
  • Working with our consultants and OEMs keep a detailed database of all elevator equipment – controllers, cars, door operators, call systems, power units, hoists, pit equipment, hydraulic components, electrical feeds, and Elevator Management Systems.
  • Maintain a database of OEM mechanics assigned to our buildings either stationary or on call including their performance as correlated by key statistics.
  • Track costs on all levels of modernizations.
  • Evaluate options from OEMs and 3rd parties as they are made available for additions to existing cars.
  • Track all elevator related costs, to be used with purchasing and estimating work.
  • Scope, and oversee all elevator and escalator modernization projects.
  • Review and help craft maintenance budgets.
  • Review and approval all work.
  • Review all billing.
  • Develop scope of work for consultants and participate in consultant selection.
  • Track all regulatory filings.
  • Manage the optimization of dispatching, floor assignment, and special programming modes.
  • Participate in new construction to property operations turnover
