About The Position

The Director, Capital Markets will lead debt financing strategy and execution for real estate assets, portfolios, and funds. This role focuses on working with the equity acquisition team, portfolio management, and asset management teams to source, structure, and close financings across the capital stack, including construction loans, bridge financing, term loans, agency executions, and CMBS/SASB structures. The ideal candidate combines structuring experience, technical underwriting skills, and proven ability to deliver competitive financing solutions under tight timelines. The position requires analytical rigor, negotiation skills and execution leadership, strong relationship-building and communication skills, integrity, and a collaborative mindset.

Requirements

  • 8+ years in real estate debt capital markets, lending, or investment banking.
  • Expertise in underwriting and structuring mortgage, mezzanine, and CMBS/SASB transactions.
  • Experience closing complex, multi‑party financings across construction, bridge, term loans
  • Advanced Excel and Argus modeling skills for debt sizing and sensitivity analysis.
  • Experience with legal documentation (credit agreements, ISDAs, intercreditor).
  • Bachelor’s degree

  • MBA or CFA a plus.

Responsibilities

  • Prepare capital markets input for investment committee materials.
  • Provide debt sizing and financing assumptions for acquisitions and asset business plans.
  • Manage approval processes and coordinate with legal on loan documentation
  • Ensure transactions comply with firm policies, fund/mandate guidelines, and regulatory requirements
  • Own timelines, workstreams, and stakeholder communications; proactively manage closing risks and dependencies.
  • Track market trends, pricing, and covenant structures; benchmark execution quality.
  • Build relationships with banks, life companies, debt funds, agencies, and mortgage brokers
  • Structure and execute interest rate hedges (caps/swaps) and monitor compliance with documentation.
  • Drive best practices in deal execution.
