About The Position

The Preconstruction Director at STACK Infrastructure is responsible for overseeing all preconstruction activities, including budget and schedule development, coordination with stakeholders, and providing technical input during early project stages. This role requires significant experience in conceptual estimating and scheduling, with a focus on developing solutions and strategies in collaboration with a team.

Requirements

• Bachelor's or associate's degree in construction, business or technical discipline OR commensurate work experience.
• 10+ years of prior experience in Preconstruction.
• Significant experience leading multiple projects simultaneously through the preconstruction phase.

Nice To Haves

• 5+ years in data centers or other mission critical facilities.

Responsibilities

• Lead a small Preconstruction team of analysts and managers.
• Evaluate and analyze data center development projects during the preconstruction phase.
• Create and maintain conceptual project budgets and schedules from schematic or feasibility level documents.
• Conduct cost analysis and value engineering studies to identify cost savings opportunities and improve project efficiency.
• Maintain budgets and develop variance summaries between estimates as the design evolves, communicating reasons to stakeholders.
• Analyze construction documents to ensure compliance with project requirements.
• Collaborate with project teams to develop project strategies, manage risks, and ensure successful project outcomes.
• Participate in project meetings and provide input and support to project teams.
• Build relationships with key internal and external stakeholders, including general contractors and design partners.
• Work collaboratively with the Finance Team on developing financial models.
• Lead process improvement initiatives across the department.
