About The Position

The Director of Plant Operations oversees all maintenance and repair activities to ensure the property, equipment, and grounds are maintained to the highest operational and aesthetic standards. This role supervises the maintenance team, ensuring work is completed efficiently and in compliance with company policies and regulatory requirements. The Director also provides leadership, direction, and training to maintenance staff while actively managing and coordinating day-to-day maintenance operations to support a safe, well-maintained community.

Requirements

  • High school diploma or GED required; associate degree or vocational training in electrical, mechanical, engineering, refrigeration, HVAC, or plumbing preferred.
  • Minimum of three (3) years in a supervisory role within a maintenance-related field.
  • Strong knowledge of boilers, compressors, generators, electrical, mechanical, and plumbing systems; ability to read and interpret blueprints and building codes.
  • Current HVAC, electrical, and pool operator certifications required.

Responsibilities

  • Operations Management: Oversee property repairs, preventive maintenance, and routine inspections to ensure safety and high operational standards.
  • Work Order Coordination: Plan, assign, and prioritize daily maintenance tasks to ensure efficient and timely completion.
  • Maintenance Execution: Perform and supervise unit make-readies and complex repairs, including HVAC, plumbing, electrical, carpentry, and pool maintenance.
  • Vendor Coordination: Coordinate with external vendors for specialized systems such as fire sprinklers, elevators, and major repair projects.
  • Team Leadership: Train, guide, and evaluate maintenance staff, promoting a culture of safety, quality service, and customer satisfaction.
  • Staffing Support: Participate in hiring decisions, conduct performance evaluations, and share on-call responsibilities for emergency response.
  • Inventory Management: Maintain and organize maintenance inventory, ensuring tools and supplies are readily available.
  • Procurement & Turnovers: Work with vendors to source supplies and coordinate services for unit turnovers and large-scale repairs.
  • Budget & Cost Control: Collaborate with management to maintain maintenance budgets, control costs, and improve operational efficiency.
  • Reporting & Documentation: Prepare reports, maintain accurate documentation, and track work orders and completed tasks.
  • Additional Duties: Assist with landscaping, irrigation repairs, security systems, rekeying, and fire watch responsibilities.
  • Sustainability & Remediation: Implement practices to reduce water and energy usage and support mold remediation efforts.
