About The Position

The Director of Marketing is responsible for developing and executing marketing strategies that drive qualified traffic, support leasing performance, and enhance brand positioning across a multifamily housing portfolio. This role partners closely with Operations and onsite teams to align marketing initiatives with property-level goals, market conditions, and customer experience standards. Reporting to the Vice President of Operations, this role focuses on marketing strategy, digital performance, training, and platform optimization to support leasing teams and improve overall portfolio performance. Requirements

  • Bachelor’s degree in marketing, business, or related field
  • 7–10+ years of marketing experience, with at least 3–5 years in multifamily housing
  • Proven experience managing digital marketing strategies and platforms
  • Strong understanding of CRM systems and marketing technology
  • Experience training and supporting distributed teams
  • Data-driven mindset with strong analytical skills
  • Excellent communication and leadership abilities
  • Experience with platforms such as RealPage, Knock CRM, Yardi, or Entrata

Nice To Haves

  • Background in portfolio-level marketing strategy
  • Familiarity with reputation management and online leasing tools

Responsibilities

  • Develop and implement portfolio-wide marketing strategies to drive traffic, occupancy, and brand awareness
  • Oversee campaign planning including digital advertising, SEO/SEM, ILS optimization, email, and social media
  • Ensure consistent brand standards across all properties and marketing channels
  • Analyze market trends, competitor positioning, and customer insights to inform strategy
  • Oversee property marketing platforms, including websites, listings, and reputation management
  • Optimize performance across ILS platforms and digital channels
  • Partner with vendors and internal teams to improve lead generation and conversion performance
  • Ensure accuracy and consistency of property data across all systems
  • Serve as the primary owner and subject matter expert for RealPage systems, including Knock, CRM, and OneSite
  • Oversee system configuration, workflow optimization, and ongoing enhancements to support leasing and marketing efforts
  • Drive adoption and proper usage of CRM tools across all communities, ensuring alignment with company standards
  • Partner with Operational Leaders and RealPage support teams to troubleshoot issues, implement upgrades, and improve system functionality
  • Ensure seamless integration and data flow between platforms (lead management, guest cards, reporting, etc.)
  • Develop and deliver training programs for onsite teams related to marketing tools, CRM usage, and lead conversion best practices
  • Support onboarding and continuous education for leasing teams
  • Create playbooks, guides, and resources to improve marketing execution at the property level
  • Track and analyze key marketing metrics including traffic, lead-to-lease conversion, cost per lead, and ROI
  • Provide regular reporting and insights to Operations and executive leadership
  • Use data to recommend optimizations and strategic adjustments
  • Partner with Operational, Revenue Management, and Training leaders to align strategies
  • Support new developments, lease-ups, and repositioning efforts
