About The Position

Invest West Management is seeking a Director of Maintenance to take full ownership of our maintenance operations across rental, multifamily, single-family, commercial, and HOA portfolios. This is a Director-level role responsible for driving performance, profitability, and accountability across the department. We are looking for someone who has already led maintenance operations and can step in, assess, and elevate immediately. Requirements

  • 5+ years of hands-on property maintenance experience (required)
  • 3+ years of proven leadership overseeing maintenance teams and operations (required)
  • Demonstrated experience in owning department performance and driving results
  • Strong background in OSHA, L&I, and regulatory compliance
  • Experience managing budgets, controlling costs, and improving operational efficiency
  • Ability to step in, assess quickly, and drive accountability across teams
  • This role is best suited for someone who has already led maintenance operations and can step in and drive results immediately.

Responsibilities

  • Full oversight of maintenance operations across all property types
  • Department financial performance, including budgets, cost control, and efficiency
  • Leadership and accountability of maintenance teams, including hiring, coaching, and performance management
  • KPIs and operational performance, including turn times, work orders, cost per unit, and response times
  • Safety and compliance across the department, including OSHA, L&I, and regulatory standards
  • Vendor performance, contract management, and cost control
